HIPs

What's a sensible way of getting a HIP done? Estate Agent has set this up with one of their providers. Cost is £350. This is for a 1 bed flat.

Found a website quoting £240. But no idea whether I would have less control if I order this over the website than if I use the Estate Agents suggestion. The agent is fairly scathing about the whole HIP thing, so I doubt he's got much time for the HIP providers...

    I used hips4u.com, £174.80 including VAT, was completed very quickly (about 2 weeks total). You can track progress online. Only downside is you have to pay extra for a hard copy but you get it an email link which you can either print out or email to your EA, solicitors etc.

    Cheap HIPs have a tendency to be wrong, particularly with leasehold. This may not bother you but bear it in mind,

    Mine was freehold, so it seems to be OK so fsr. I do think things can get a bit more complicated if not though.

    I'm looking at using these guys: http://www.myhiphome.co.uk £182.85 for Freehold ... can't find a bad thing about them on the net.

    One thing tho, when we last wanted to sell, the agent said they would have to charge £30 to have the HIP validated or verified if we did not use them for it... anyone ever heard of such a thing? Sounds like a bit of a con to me, but have only tried one agent so far so not sure if that's the norm.

    Can be a con yes but some cheap HIPs are wrong so the agent wants to cover there backs.

    Who gets into trouble if the HIP is wrong? I'd have thought the seller NOT the EA.

    Agent first as the body marketing, but they can pass the problem to the seller and the seller to the HIPs provider.

    Good point you raised there. Have to question that too, does it even matter if it's wrong ... from my understanding and from all I've read on the web, nobody is even looking at the HIP when they buying. :rotfl:

    I bought without seeing a hip pack as property didn't have one been on market ages!. No one has asked to see ours either waste of money someone somewhere is making alot of money from these and must be laughing and very rich!!

    I like HIPS!
    I think they are useful for looking at. I think the problem is the govt set up a whole subindustry to put them together - this is part of their idea that the main industry in the UK can be houseselling.
