I agree that the LA should not have had the work done without your permission, but I think you are being petty wanting the work to be undone. That is just daft. I'm glad that when I rented my landlords were not as petty as you.

Just thought since I'm around a little update. After a conversation with the LA on Thursday who informed me I would definitely be receiving an email of receipt Thursday night, as well as follow up phone call Friday day, I've not received any of these things, and again cannot get in contact with the agent. This is what I'm up against people!
As for the list of responses still concentrating on the light, I wont make reference to these since Ive said all I want to about that now, its time to move on.
At least I've learned a lesson. Dont go with an agency who are junior as they are likely unprofessional. Theres me thinking I'd give the local upstarts a break with my custom.
And thats what this games all about? Learning from your mistakes.

Chrispyphillips, get on and find a new agent and "extract" yourself from the current arranegment as quickly and painlessly as possible...
I now almost think that the light issue (although bad) is secondary to the generally umprefessional, pain in the *rse uselessness of your agents...

i read penny ashton's (letting agents in lancashire) terms and conditions of contract with landlords today - and if i had agreed and signed it i would have needed a second mortgage to pay her fees !!! a good letting agent does not charge peanuts - there is a lot to do, not just collect rent, deduct your % and send the rest to the LL everymonth.
why not call ARLA and see who is available in your area - call them pretending to be a tenant and see how you feel at the end of the converstation - that will give you an idea as to how theyare going to treat your potential customers
if your tenants are currently paying rent to the LA - then go and see the tenants , with proof of your ownership of the house, ID for yourself, and a letter showing that you have dispensed with your current LAs services, and arrange for the tenant to pay your rent directly into your account. THAT should get you a response from your useless LA quick enough ...... but - before you do that, have another agent lined up ....0 -

Clutton, I did check the ARLA website last week for local agents, I recognise a majority of them too. Unfortunately I've checked with them in the past and their fees arent anywhere near as good as the deal i'm on, but I'd rather a better service!
