Is a large garden really worth so Much.

I have been looking at a house for a few months now. Its a former end terrace (Now detatched as other house demolished)
No double glazing, its quite small but it has a big garden. The pictures make it look a lot bigger though.

I live just around the corner on a nicer road and had my house valued a couple of years ago at 120k and at the time I had a lot of land as well. Not quite as much as this though. However mine is less than ten years old, modern, double glazed etc. The gardens are now overgrown and the garage has fell down, plus the greenhouse has been smashed up, its begining to look derelict.
The lady that owned the house died so obviously a relative is trying to sell it.
Can it really be worth so much (As its not sold), its laughable as I was offered 120 and this went on for something like 230, my house is also bigger.

Gardens do add value.

I don't mean to offend anyone but I wouldn't buy a new house.
I'd only buy a house that's been standing for a hundred years or more. If it's stood WWII it'll stand anything?

A large garden is a rarity today! If I buy a house one day, then I would like it to have a really large garden, not a pokey outdoor box that comes with most newbuilds.
Greedy people also sell off bits of their garden for development, opting for cash over having their own outdoor "space"...
On this basis, it's not surprising that a garden can demand such a high price!Should've = Should HAVE (not 'of')

I definitely wouldn't have bought our present house if the garden had been poky. It's nice to have a bit of space around you. A lot of the new builds nearby are living in one another's pockets.
I would have bought another (better) house but it had practically no garden to speak of. In a 4 bedroomed house that's not on. The previous owners had built a garage in the back garden and took up all the space. All that was left was a wee bit at the side of the house, right next to the street.
You can do work to a run down house, but you can't make space where there is none.0 -

I think it depends really. My garden isnt huge but I dont like gardening. I dont like maintaining what is there and its mostly gravel, patio and decking. No grass. A house with a huge garden is going to be less attractive to me than one that has space in the drive for at least 3 cars and space to sit in the sun with relative privacy. My parents have nearly an acre and I'd hate to have to look after that.
So.. to me a big garden isnt worth that much!0 -
There is potential there for more than one house. I'd say that is why the asking price is so high, it's not about amenity land (garden).
The fact that sales have fallen through twice on it looks like people have been interested in it's potential but have come across issues perhaps.Everything that is supposed to be in heaven is already here on earth.
