Bankrupt and having a problem renting

    Hi,

    You could do what i did get somebody else to sign the lease with you,pretending that they will be moving in with you,and don't mention the BR person.;) You'll probably never see the landlord or estate agents again once you move in as long as you keep paying the rent.Put yourself as the lead tenant and tell the estate agents that you're the person to contact during the tenancy.


    Hmm I would doubt the legality of that though TBH.....not worth the risk :rolleyes:

    Why would that be illegal? I don't see it myself.
  • I really don't see the problem.At the end of the day the rent is being paid and we are in a much better position to pay than i was a year ago before i went BR when ironically i would have passed a credit check.

    We will certainly do this again if we have to move,and don't see anyone being any the wiser.Like i say,everyone's a winner,us obviously,the estate agents with their fee,and the landlord with SOLVENT :D tenants who pay the rent on time with no hidden debts.

    The problem is that most tenancy agreements do not allow sub-letting, which in effect this is. If the LL/LA find out they can kick YOU out, you have absolutely no security or protection because you are not a legal tenant.

    Hi we just about to move in to rented property tomorrow after vol reposession.

    We have rented through an gent but did not wqant to pay the 150.00 after we knew we would prob fasil the credit check.
    We found out from the people in the property the landlords number and tolde him we had good jobs could afford the rent but would fail the credit check he was ok with this and said that would want 2 months depsoit and 1 months rent and he would tell the agency that it was ok.

    Got to tell them when go BR yet but will deal with that one later! sometimes better to just come clean.

    Landlord's are often more understanding and see things more clearly than agents who have set rules and criteria. All the best, i know it's hard, we found an agency who just left it in the hands of the LL, they said yes if we could provide a guarantor, my dad stepped in and all has been fine. Despite severe debt problems, i've never once been so much as late with my rent. If i were a landlord, i'd be happy to take on bankrupts purely because you have no other rent commitments and history dictates you will be more cautious this time around...

    If it helps i did what villagidiot said

    I declared myself bankrupt 4/5 years ago luckily i had a friend who was willing to sign the tenancy for me
    i only ever see the agents every 4 months for an inspection (she can never be there because she works a distance away or so they believe)
    the money comes from my bank account every month has done for the last five years

    yes probably not ethical
    but the landlord has had sixty months payments on time yet if id applied myself i wouldnt have even got my foot in the door

    unfortunately some people wont give people a second chance
    i guess its gonna be like that for the six years after my discharge until it drops off my credit history

    theres no second guessing it though
    my bank even though they get near on £2000 a month from my salary will give me a £1200 overdraft but not a credit card with a measly credit limit
    O2 will give me a contract phone whereas 3 mobile wont give me one even though i completed a perfect years contract with them after my bankruptcy
    Sky gave me tv but vanquis wont give me a credit card
    Eon turned me down for a electricity meter even though EDF say i can have one

    It really is hit or miss

    Personally, I would think that Bankrupts are a safer bet, as they have no debts & will be extremly cautious with their money.

    Frustrating, but does go to show with most services there's usually someone out there who'll give you a go.
