Bankrupt and having a problem renting

Hi

We need to move nearer to my husbands job now its moved to another site. The problem is that even though my brother in law will sign as a guarenteur for us and OH has a decent job and good references the estate agents say that because we will not pass a credit check we cannot rent. The only option is to pay 6 months up front. Has anyone else come up against this problem and how can it be dealt with.

    Have you tried other agents in the area? Not all have the same criteria, and ultimately it's down to the LL.

    Also look in the papers for private landlords.

    We've been turned down for 1 we applied for and today have asked 2 different estate agents and both have said that if we can't pass a credit check then we won't be accepted. Another last week refused to let us view because there landlords would not take bankrupts. The estate agents said that referees are to show that you are employed etc but you have to pass a credit check or you can't rent. The only way he said was to pay the full 6 months up front and when i pointed out that we can't get credit said to see if a relative would borrow it for us.

    I feel a bit trapped at the moment cos we really need to move and it looks like we aren't going to be able to

    try gumtree , pvt landlords, or newspapers , they tend to be more forgiving and you dont have to pay £170 odd quid to find out if they will take you or not

    watch out for agy as thats agency but most are decent

    CM they are being quite short sighted really as with out the debts you can prioritise your essential bills and won't be struggling to meet repayments.

    Unfortunatly the 6 months thing does crop up a bit, but usually people just stop paying their mortgage and save the money for the deposit, obviously this is not an option for you.

    Private LL's may be the way to go.

    what do the letting agents do if they credit check both of you and one passes and one fails? cant they do it in one persons name(tenancy agreement)?

    They would probably do the let in the persons name who passed. The estate agent did say that we could do this. But I don't work cos when our businesses were struggling badly OH took work away from home to make ends meet (unfortunately it all went pear shaped anyway) and I carried on up north and joined him when we got repossessed. I'm not complaining really its just that it is so frustrating when you come up against some office junior who justs tells you to borrow the money for the 6 months let.:eek:

    we are not br yet but have decided to go for social housing for various reasons over private, every local agent with private rents does a credit check here. our local council has a bond board scheme where they have approved private landlords who let houses out through them no credit checks involved and normally more secure than a typical private rent, maybe check with your council if they have a similar scheme in place. also if you are faced with homelessness or certain other criteria they pay the bond on these accredited private properties initially, you do have to pay it back but means less money up front.

    Yes, we had the same problem. The only way around for us was a bank reference from the good old Co-op Cashminder account that I had just opened, & to pay 6 months upfront.

    Once we were made Bankrupt, the OR informed the Agency, who in turn informed us that they were going to give us notice to quit, once the 6 months were up. We did manage to come to an agreement, that when the 6 months is up, that we would pay another 6 months upfront. We can do it as we got our Housing benefit money backdated, but it will be a struggle.

    Personally, I would think that Bankrupts are a safer bet, as they have no debts & will be extremly cautious with their money.

    Its a mad world.

  • Hi,

    You could do what i did get somebody else to sign the lease with you,pretending that they will be moving in with you,and don't mention the BR person.;) You'll probably never see the landlord or estate agents again once you move in as long as you keep paying the rent.Put yourself as the lead tenant and tell the estate agents that you're the person to contact during the tenancy.
