  • Gonna jump in here and agree with Mr E Man!

    The OP was specifically asking with reference to the lender.. The product a lender offers is dependant on THEIR definition of a FTB, not "i dont already have a house m'lord".

    The "correct" advice is that the OP should declare his hand to the lender and let THEM decide. However the estate agent wants to present the OP as a buyer to his client (the seller) - as probably a FTB / No chain etc) - has no bearing on the OPs question of (paraphrasing) What should i tell the lender.
