House prices were going up for maybe 10 years and now some would be buyers expect them to fall back 5 years in the space of 18 months!

A seller is entitled to ask what they want for a house the same as a buyer only needs to offer what they think a house is worth!

Agreed-- transactions must be thru the floor! don't see buyers doing much buying or sellers doing much selling. Maybe everyone should learn to be a bit happier where they already are...

  • I think the idea that everyone who bought in 06/07 did so by getting a mortgage 10x their salary is a bit of a myth.

Some may have done but the vast majority will have borrowed far less than that and put down a reasonable deposit.

well, here in northants HP's are now back to june 2004*. and yet........
2 bed terraced in reasonable area are still being marketed at £100k - and that's with 'modernisation' work req'd.
it feels like there's a long way to go before affordability kicks in.

    * LR figures, before you ask.

There is a few near me now, they were on at 2007 prices last summer, but thanks to Property Bee (Beerhunter, the guy who made that program needs to knighted), they have reduced and are now at 2003/2004 prices, not hovels either, nice little detached bungalows in semi-rural area, to name but a few.

You're right, a lot of asking prices are still at 2007 levels. But there's a big difference between asking prices and sold prices, especially when potential sellers refuse to accept that their property could have decreased in value.

...or maybe potential buyers refusing to accept that they aint dropped by what they had hoped ;-)

You may call them dumb but what makes you think they really want to sell

Maybe they don't really want to sell, suppose they just wanted to have their house in the shop window for a bit of fun LOL

In December 2003 I paid £82,500 for a 2-bed flat just outside Northampton Town Centre - it was pretty much the cheapest on the market. There are a string of 2-bed properties available for less than that now, with the cheapest advertised at £64,995, and not shifting.
Hurrah, now I have more thankings than postings, cheers everyone!

there are reasons people put their houses on the market and are not to concerned if they don't sell them

People need to understand that every county, town, street and house is unique in price. National averages are completely pointless.
Surely a Barratt's new build box estate, next door to a Tesco, Macdonalds, etc. is pretty much the same wherever you are.

What I love / hate about new build estates is the pointless meandering of roads that all seemingly lead to the same identikit structures. Oooh look there's a row of houses that all look the same as the last road. Easy to get lost, especially when they have themed names - so they all relate to say Shakespeares plays or something. Did we just go past Hamlet Avenue, or do we need to turn up Othello Drive.

Let's just vomit in Henry the Fourth Part I Close, and get the hell out of this insanity.

    Sorry. Drifting off.
