    I don't think many people have a high opinion of EAs but sometimes you just have to play the game to get what you want Wig. A little politeness goes a long way.

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    I see on rightmove you can filter houses by ones with parking and gardens so they must be puling the data from the listings that the agents are giving.
    It's not easy having a good time. Even smiling makes my face ache.

    With this kind of attitude I'm not surprised the EA didn't have time for you.....I've tried to help and offer you solutions and reasons why what you were asking in your first and subsequent posts was unrealistic.
    It's not unrealistic, its easy to accomplish, all you need to do is have a computer and know how to use it. There is an EA in the other town that can do this for me in a few minutes.
    If you had just asked "Why can't EA's just give me a list of all the properties they are marketing" then my answer would have been "they can"
    I didn't ask that because that would be wasting my time.
    The trouble is that you are asking for a list of all properties that have ORP.....how can an EA possibly cater for every scenario....lists for this....lists for that etc
    No just a few search criteria which would be easy to do, if you were not so lazy. .
    Put yourself in a Vendors shoes for a moment. Would you be happy if a buyer went into the agents that are marketing your property for them just to give the buyer a list of all the properties for sale and not actively try and SELL your property to them? I don't think so :confused:
    I would expect an agent to do exactly what the buyer wanted. I would be fuming if my agent had told a buyer that they could not tell them all the houses that had ORP.
    I go back to my orginal post......why not just ASK the EA what properties they have that match your criteria....spend a little time explaining exactly what you want and then maybe you will have a little luck in getting a property that matches your requirments and not have to come on here being quite abusive when all people are trying to do is help!
    I DID ASK, I resent having to ask for such basic information which should be on display. Having asked her if she could tell me which of these have ORP - which if you have not gathered yet is the single most important item that I am looking for- she replied that she could not tell me, F'g useless.

    People here are not trying to help, they have for the most part been EAs who don't think they have to provide such a basic service on the display cards or have a computer capable of doing such a basic function. And all you have ever done here, is to totally miss the point and claim that you cannot search on every criteria under the Sun. You can easily search on up to 10 to 15 features, if you weren't so lazy/and lacking of innovation. You continually ignore me when I tell you there is no need to provide searches for agas etc, all you need to provide is the most basic features, which are commonly important to different people - and this would be partially determined by the location of the agency. For the last time this would not include agas, cherry trees, astro turf, blue paint or anything else of a similar nature that is not on most buyers primary "want/do not want" list of features. 3 criteria are not enough.

    If you keep your heads in the sand, it won't be long before someone comes up with a successful internet model like globrix/rightmove which allows vendors to advertise directly, cutting out the useless expensive EA and making you a thing of the past.

    You seem to be forgetting that the EA works for the Vendor and not random people that come into their offices, are rude, won't accept help and are obviously not that motivated to buy if they wont even take 5 minutes to speak to the agent in the first place.

    If you had genuinely come on here to ask for help then you would have notitced that you had been given lots of good advice about dealing with EA's but your head is so far up your !!!!! you can't see that. I, amongst lots of EA's that I work with now and in the past DO offer the kind of service that I think you are asking for (although what you are asking for seems to change with each post you write). The EA software packages that are available are fantastic but they will never replace a good EA.....as I have said before on numerous occasions.

    So, I'm going to bow out of this discussion because, as my Mother used to say.......

    NEVER ARGUE WITH AN IDIOT. THEY BRING YOU DOWN TO THEIR LEVEL AND BEAT YOU WITH EXPERIENCE!

    I bet most EA's would like to cut out the seller and the buyer - that would make their life easier:D :D:D

    As an agent (now retired) with thousands of sale under my belt I would like to tell you how this argument would be from an agents perspective.

    I can give countless examples which very much argue against too much filtering of information for prospective buyers. This is if you hold the view you are being paid by the seller to sell their home.

    If you filter down too far you are not acting in the sellers best interests. Examples:--

    1) Couple came in who only wanted a 2/3 bedroomed bungalow to retire to - they ended up buying a large 4 bedroomed detached.

    2) Couple who needed parking for 4 vehicles with budget of £600,000 and they ended up buying at £585,000 with NO garage and NO parking. Cars were put on rented land close by.

    3) Rather posh couple whio had to live in the right area for their dinner parties but ended up buying in not so great an area but the house was fabulous.

    I can give a lot more so as a responsible agent acting for the seller I would NOT want filterered out lists.
