New builds - how desperate are they yet?

This set of 5 delightful (Don't look at the back gardens! or think about the fact they are on the busiest road in the area (apart from the motorway) and right next to a church ) shiny new builds were finishes early last year.
The earliest bee date is only June though and I think they might have been on before and relisted
none have sold ... I think they're very dear .... and dimora construction who build them don't have a working website at the moment ...
Is it worth going to look at them? They're about massively over the very top of my budget...

I would really think so. The current listings have been trying to sell them since June 2008, but you think that they were for sale before that (any idea how much for?).
They are throwing in incentives (carpets and stamp duty), but no price reductions since going on the market...
... how do they compare, price-wise, to similarly sized homes (although not necessarily as new) in the area?
How much above budget are they still? 10%, 20%, 25%?
There are some newbuilds (although I swear I wanted a character property this time :rolleyes: ) that I am interested in. Again development of just 5 houses, 4 are unsold. One of them is now 72% of the original asking price (set at the end of 2007), but it is still about 25% above our top budget... so I am dreaming. I have been toying with whether to go and have a look (they are open for viewings - a sales office - every day), but my acting would need to be good (since I would be looking to offer about 50% of the original asking price - that sounds a little to "mickey taking" to me
).
In your case, though, I would say "go for it" (assuming your budget is within about 30% of the asking price): they MUST be getting pretty desperate to sell by now... (especially if they are a small developer). You don't have anything to loose by going for a look (apart from your heart, possibly!)

My budget is prob really half what they want for them - so I'm being wildly optimistic... it's cash though - but still too little for me to go and make a viewing.
Compared to other houses they're probably a bit bigger than anything else I've looked at (Have got square meter totals for some places we've viewed though - so could in theory compare if I can find them)
It's just at what point they get desperate enough to sell them... whether they are in a strong position and can hold onto empty houses... (whats the guarantee on a new build? 10 yrs?)0 -

They are 3 story so 2up 2up 2down! which is why they are ugly.
I do think 3 story should be the default height of a house these days plus cellars should come back into fasion.0 -
Just for the record, there appear to be spaces between each line of your link. If the whole link is copied into the address bar, the spaces get replaced with "%20", therefore link does not work. I'm not sure how you got the spaces in there... did you do it to break the address of the 4 lines? Otherwise, the text editor did!
Anyhoo, to make it work, either paste the link into word/notepad and remove the spaces, or paste the address in line at a time.
I know this is a moot point now, but hey ho, I know more about computers than buying and selling houses!0
