Estate agent won't leave us alone!!

Prior to putting our property on the market 2 weeks ago we arranged the typical multiple valuations and selected a sole agent. All the unsuccessful agents, bar one, accepted our decision graciously and said to give them a call should we need their services in the future. All very professional.

One agent however has done nothing but harrass us the past two weeks. He's called every few days stating how he has two different buyers who are really interested in viewing our property, one of which is his friend, which we think is a conflict of interest. We can't understand why these "two serious viewers" can't find our property on the major property sites and contact our agent directly. Or even just walk across the road and look in the window as their offices are opposite each other!

We don't care who is selling the property we're going to buy next so why should they.

We've only been on the market 2weeks, one of which was half-term, so it's still early days. If we go multiple agency we'd have to pay our current agent a much higher commission should they find a buyer. He's fully aware of all of this, but still persists. :mad:

Has anybody else had the promise of "potential viewers" to try and lure them over to another agent? Sounds like he's just spinning a line to us!

    Does this estate agent belong to the professional body for Estate Agents and Valuers? I am sure there is one.
    They seem to be behaving unethically, especially trying to introduce "his friend". It's possible they might be in collusion to try and buy your house at a knockdown price and then sell it on, splitting the profits between them.
    If he rings again, just tell him that his unprofessional behaviour has validated your judgement not to use his company and put the phone down on him.

    He may be genuine, but estate agents would promise to violently sacrifice their own Granny if it got them a sale, so...

    If a buyer is REALLY interested in an area, then they must be mad not to check things like Rightmove (or, if they are not familiar with the internet, at least go around ALL of the agents...).

    I agree that it is sometimes good to have more than one agent working on it, but - like you - our agent would demand substantially more if they weren't the only agent...

    Just checked the NAEA website and can't find them registered, that figures. They've been around since 2005 according to Companies House and have a fair few properties for sale in the surrounding area.

    To be honest we were put off by them from the word go. They didn't turn up for the original valuation - the person I spoke to failed to stick it in their system so nobody knew about it. :angry:

    It's a one office outfit and sounds like he's trying to keep the business above water by getting as many properties on the books as possible, using agressive sales techniques.

    Once your house has been on the market a few weeks you will start getting letters and flyers from other EA's suggesting you swap to them, even saying "Mrs J is looking for a 3 bed on your road up to £xxxx". Then you will start getting flyers from removal companies.

    Times are desperate for EA's. One near us wasn't even open today at 11 am. The others were all empty with 2 or 3 people sat around chatting.

    Yes, spuds is correct - we got a few of these... It was obvious that they were targeting properties already ont he market.

    One of the main reasons we choose the sole agent is because we bought through them 7 years ago and we're really happy with them, plus we have friends in the area who have bought & sold with them.

    We need to nip this in the bud...or get caller id! :rotfl:

    That's a bit rich considering they didn't sell it in the first place.

    Have you told your current agent and asked them what you can do to stop the bother? EA's will be very incensed by this (I used to be) and will let fly appropriately on your behalf.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.
