Informative graphs:

The second graph is a month behind, the trend line and actual line have now almost touched.
This is a function of how the trend line is calculated. It's usually calculated by taking the latest house price figure and working backwards in time. Consequently, the current position and the trend line are always "almost touching".
If you look carefully, it says 'base Q3 2008', so it's been calculated working backwards from there. The 2.9% is to make it fit as closely as possible. As prices drop, so will the 2.9% figure.No reliance should be placed on the above! Absolutely none, do you hear?0 -
