What Essentials must I leave in Rented Pr?

Well we had planned to sell my mothers house and had cleared it all so it was almost empty, ready to market for sale.
As the market is so bad the agent has advised letting the property - FURNISHED !
We have bought a modern leather suite and a beech table and chairs. bought a new fridge and freezer.
New double bed for main bedroom, beech furniture and single bed and furniture for small room
We bought kettle and toaster. she had just put in anew kitchen and a modern white suite last year as well
The agent said that would suffice, but the rental market is tough too o want to make it as nice as possible.
Have i forgotten anything ?
what about Microwave ? Iron ? Ironing Board ? Crockery ? Cutlery ?

Mum has moved in with my sister and i cant see her moving back on her own.
Anyone ?

  • In a property I would rent, I don't expect a kettle or toaster, but would quite like things like a microwave and ironing board (though I'd bring the iron).
    You probably have things like toilet roll holders and mirrors dotted about if your mum lived there, and they really make it nicer; bedside tables have never been included in any house I've rented and I think they are essential!
    Bins? A small wastepaper bin in main rooms makes me think twice about a property - makes me think the landlord actually cares (though I have always been wrong lol)
  • She took most of her things she wanted to my sisters and the rest we gave away to charity shop. we painted it all neutral and put new neutral carpet down upstairs. Gosh i may buy a microwave what does anyone think ?

    Lawnmower!!! If there's a garden. The last/next rental may be a flat.

    Vacuum and Ironing board generally good.

    Please don't leave too much stuff - loads of tenants have their own stuff (or 2 sets if lived separately before shacking up ;)) and it's a nightmare trying to store away a LLs taste no matter how taseful, your pictures may dress the place but I wouldn't choose them and we have twice as many plates as we need already.... I have heard some LLs put in headboards to reduce wear and tear. And please account for wear and tear - it's new now it won't be after the tenancy.

    But stuff like microwave cheap enough to buy as a tenant and also you'll be responsible if it goes wrong.....

    I hate that - like really who has a small cheap plastic wastepaper bin in their lounge or bedroom!

    No garden....thank goodness.. maybe get a vacuum as my mums was old and it was thrown out. The place is completely empty...No pics or ornaments and very little furniture.

    we put in Divan beds but the landlord said not to bother with head boards let the tenant buy them if they want them?????

    STOP don't buy anything else. I can't really belive an agent has said get all this stuff, minimises your potental T's to those that don't have any stuff. Say to the agent that you are willing to by anything else the T does not have as long as they pay the full asking rent. For example our LL said they would get us a washer we said no thanks got one how about a tumble insted.

    Just what some LLs seem to recommend as it means less redecoration - apparently the walls behind a bed can get quite grubby :confused: without them... and apparently the eye is drawn to the bed head naturally.... I thought it was a strange recommendation myself
  • I would agree with others and say only basic furniture is required... although the divan beds thing would put me off! I don't want to buy my own headboard, what would I do with it when I move into another house with headboards?! That's a weird piece of advice.

    I think providing a hoover, microwave and ironing board is good enough. Our current landlady filled our house with vases, coasters and various bits, but no bedside tables! Very annoying!

    I got 7 vases of dried flowers once and 4 ENORMOUS church candles - all *on the inventory*.... a) candles - errr fire risk don't have them in the house b) if I used them - what deposit deduction would I face c) have you any idea how dusty candles get after 2 years :rotfl::rotfl::rotfl::rotfl:
