I think that if I went for the house with the slightly smaller garden I'd potentially be sitting there thinking I should be next door! Having said that if they won't lower the price anymore it's at the top end of our budget now so there's always the thought of what will happen if interest rates start to go up again? I don't want to have a nice house but never be able to leave it!!

Yes, mortgage agreed in principle, although we are going to go back and see the financial advisor again (and another one a friend of mine has recommended) I'd originally set myself a limit of £200k for a house though, hence why wanting to get this one down a bit more! We've only just started looking really, viewed 2 others last night at £170k but I found myself walking around it thinking about the new house!Good wine needs to breathe, if it stops breathing try mouth to mouth.0 -
The minute we said we had nothing to sell and mortgage agreed in principle she said she knew the best price was £225K because that's what they'd come down to before. The chap who'd originally signed for the house chose the marble tiles and laminate flooring.
I want the house with the laminate because the garden is ever so slightly bigger, thats all. They are literally side by side, but I'd go for the money saving every time, like you said, laminate can come at a later date.
I told the sales person that I too work in sales so I didn't want to mess about tooing and froing with prices, just the best deal on the table.
I've been on rightmove and houseprices.co.uk too, there's no houses on the estate for sale like this one, and when I've compared I can't find anything like the same spec for under £250k
The 225k was agreed by a buyer who had the option of shoosing the flooring. You don't. Has the kitchen been done yet? If so you could say the colour isnt quite right. Regardless of what the other guy paid for it house prices have only gone one way. 225k is their staring price. Id try and get it for not much over 200k, touting the lack of personalisation as serious issue.0 -

My 10p worth:
I like laminate, wood or lino on 'high traffic' areas and bathroom as they can be wipe clean. I know someone who had laminate through out and it is scratched and marked by stilleto heel wearers animal claws (dogs running about:rolleyes: ) It is quite warm as she has put rugs down but had to make sure she had the secure backing on them on one step and your are a*se over t*t!:rotfl:
I prefer carpet as that's what I have been brought up on. I just think it's more homely without the bundles of fluff and hair that you get under things with laminate. Of course you have to hoover and occasionally shampoo but then all types of flooring will need care as it's the floor, PEOPLE WILL WALK ON IT and SPILL THINGS!:D
Check the quality of both and cost up potential repairs and judge from that.

Well thank you all for your input. Have spoken to the estate manager who is adamant the price will not come down to below £225K (they've just sold one without and floor covering or white goods for £225K and this has both included) so I've said "I have no property to sell, I can give my landlord 4 weeks notice, here's my bank statement showing my 15% deposit - here's the certificate showing we have the mortgage pre-approved, here's my offer of £210K, you have my number!Good wine needs to breathe, if it stops breathing try mouth to mouth.0
