    If they're talking about an extar 5k off I'd def go for a real negotiation and get them down to nearer 160k.
    Seriously if you've just shown an interest at the moment and they're offering that much off it's time to play hardball, walk away and play mean to get the very best deal.
  • Cream carpets are an absolute nightmare! They would need replacing pretty quickly even if you are extremely careful.
    Also the other house has a larger garden which is something that cannot change. Good luck with making your desicion, for sure try to knock off some more money!

    Well they've already knocked £50k off already because of the position we are in, I doubt they'd go down under £200,000 considering all the white goods (except a washing machine) are included. We are going to have another look on Friday because I seem to remember seeing a crack between the stairs and the wall (not a crack in the wall!) so I'm going to pay closer attention to the doors, hinges etc

  • No, second viewing. We did the first viewing on Sunday. They are closed today and tomorrow which is just as well because I'm away (on a selling skills course!) so that's why we are going back on Friday

    Negotiate as hard as you can, but choose the HOUSE and not the FLOOR COVERING... Assuming both houses are completely identical otherwise, look at plot size, aspect and location...

    You can do a hell of a lot with £5k (or £10k!) difference (£5k covered very good carpets and the amitco for out two bathrooms and downstairs WC in our 4 bedroom townhouse). I think that you will find that it covers a lot of laminate flooring too.

    Is it definitely real marble in the bathrooms (not marble effect tiles)? Marble can be expensive and seems a very odd choice for a developer to put down in a £200k+ home...

    Remember, bye the house for the house and not the flooring... ;)

    So since Sunday they've offered you a massive discount... and you don't think they'll give more?

    I think the price they've reduced to quickly is actually the starting point price...

  • The minute we said we had nothing to sell and mortgage agreed in principle she said she knew the best price was £225K because that's what they'd come down to before. The chap who'd originally signed for the house chose the marble tiles and laminate flooring.

    I want the house with the laminate because the garden is ever so slightly bigger, thats all. They are literally side by side, but I'd go for the money saving every time, like you said, laminate can come at a later date.

    I told the sales person that I too work in sales so I didn't want to mess about tooing and froing with prices, just the best deal on the table.

    I've been on rightmove and houseprices.co.uk too, there's no houses on the estate for sale like this one, and when I've compared I can't find anything like the same spec for under £250k

    I'd go with the bigger garden.

    Flooring can be changed, garden sizes cant. :confused:

    Unless the difference in size really is neglible that is. In that case I'd base the decision on what was more practical for my family's way of life.
