Want to move out of bed sit!

[EDIT] I like to ramble on about things, so if you want to skip the woffle just read the RED writing and questions that I need answering in GREEN

Well, I'm 19 and have been in my new "home" for around 3/4 months now and am getting fed up with the place. Long story short I had to leave my mums house and get my own place when I was 18, found a place in a rush and got my deposit sorted and moved in. Didnt have any time to really resarch being a tenant...hell or anything about the adult world. They really do teach utter c**p at school, I mean I could tell you how fast a golf ball could be shot through a small child and how much power you would need for it but i dont understand anything about credit scores, moving in, tenant rights, how to look after ones self etc etc. Yes Im sure we all want to shoot a small child with a golf ball, but no one can do it if they have no place to live or no money! Correct?

Anyway, Enough about that. Like I said I moved out around 3/4 months ago now into a £281 PCM (bills are around £110 per 3 months) which takes a little chunk out of my after tax £900 salery. Now, for me to move onwards and upwards in my life i need a nicer place to live. Somewhere were i come home from work and dont go straight to my room as I dont want to sit on the arm of the single 2 seater sofa in the stonned floored living room with my house mate (incidently the landlords daughter - to play a part later) and her non-electric-paying-staying-around-all-the-time-boyfriend *phew*. Thanks, but no thanks.

And like any 19 teen-man, Im going to blame being unhealthy entirely on the fact that I feel uncomfortable cooking in the kitchen with those two always 3 meters away. Also the toilet is downstairs....I dont want to have to get changed to go for a waz incase I meet house mate on the way down. And trying to run to the toilet from the top of the stairs before being sick is a feat I'm yet to master. Have to carry a glass down with me incase I dont reach it in time. Pint anyone?

God I side track..... OKAY, important stuff now. I signed a 12-month agreement with a £250 deposit, and when I first got the place (Can I still move out now, and if I can do i get my deposit/part of it or not) I was told it was to be painted (my room that is) to cover some of the marks the previous tenent of the room made with hair spray and a lighter 2 months down the line and the landlords daughter decided she was too stressed to do it, and I ended up doing in. Now, I dont mind that at all, bit of decorating, bit of fun. I brought some new shelves too, as the room had none! And a pot of red paint to get some colour into the room ooo and a wall bracket for my telly. Now, I tried to put the wall bracket and tv mount up....unsuccesfully and now lies around 15 holes in varoius places in the walls, with 1 of the holes doing a littttle bit of damage, some plasta has came away etc (what effect is this to have on said deposit if i can get it back?)....yeah >_> i suck at DIY.

Also, my radiator is now not working...what can I do about that? Can I get money off my monthly rent or something seen as im not using that electric? The washing machine hasnt worked since I moved in, the fire alarm in my room doesnt work, the one on the landing keeps beeping and there is no damned HOOVER!! ARggh! <-- Seen as the landlords daughter is "the boss" I have asked her if we can get the washing machine fixed, and told her about my radiator and fire alarm but nothing....!

Anyway, so after all that the main question is "Can I terminate my 12 month contract (considering the above problems), how much notice do I have to give, do I get my deposit back and what about the "damage" to the property I have made?"

Thanks to anyone who read even part of this epic essay, I like to write like this, what can I say. More threads are soon to follow, this new kid on the block doesnt have a bloody clue even thou he has 3 A-Levels, 10 GCSE's at A or B. They really teach you rubbish at school...!

    1] No, you signed for 12 months you're there for 12 months. However ... with your landlord's permission (that means asking them and getting the agreement in writing for your own protection and clarity), you can move out and you will only be liable to keep paying until a new tenant is found, PLUS any charges the landlord incurs finding a replacement (e.g. they might have more agent fees, advertising costs)

    2] You will be charged to put right the damaged wall. Get yourself a tub of ready-mixed polyfiller and a flat knife and fill them, then paint over it. Just dab the stuff in the holes, poke it in, then scrape down the wall past that bit with the knife so it's flat/level with the wall. I used some of this stuff and I am useless and it worked perfectly.

    3] Ask the landlord to fix your radiator. You won't get money off because you're not using it because it's not working.

    4] No you can't terminate - see my first answer because there is ONE way you can achieve it. Notice is irrelevant, see answer 1. You'd get your deposit back, less what you've damaged/broken and less any costs (as per my first answer).

    Without wanting to sound patronising, thats a lot to start taking on board in just 12-16 weeks.

    Really? Or do you need to start saving and PLANNING your next move ;) It might not be nice sharing a small place with some one in a relationship, I wouldn't like it either, but neither would I like having more outgoings than I could deal with.

    Again, the nature of sharing, but if its a comfortable share getting fully dressed isn't really necessary...dressing gown, towel, pants and t-shirt?

    They teach school stuff at school. I sort of agree, but the point is you are now an adult and you will have to become your own best teacher. Good luck! :)

Getting someone to take over this place is going to be impossible, only reason I took it was that I was in a rush.....I have to stay here till bloody october.....Thats going to kill me I swear, seriously. I think I'm going to cry, twice. Then eat something and cry again.

    And lostinrates, cant believe you read it all. Hats off indeed! However I really do feel uncomfortable here, its not nice and it was a rushed move. I know hardly anyones first place is decent, but for me to move anywhere in my life I need to be in my own place!

    Ok, first, its not going to kill you. And what doesn't kill you ....oh, you know the cliche.

    May I, very presumptively suggest that although it would be nice to have your own place, that has drawbacks too, and that learning to live with others (family, horrid sharers, mates and later lovers) is a skill you can use this time to acquire? I know its easy to say....I promise you lots of us have been there in one way or another.

    To help with getting you through..is relationship with your mother better again? Can you get your washing done at her house and let her spoil you a bit?

    By the way what does the landlords daughter look like - you might be able to "get into" :p her good books and persuade her to be lenient when explaining the 'minor' damages to her father
