    It's important that the board maintains a balance chickmug and your experience really helps that.

    You can advise people well without having to state your qualifications and perhaps therefore not attract so much attention :o There is perhaps a reason why others haven't outwardly said what they do when you've asked, iyswim.

    Estate agents don't help themselves it has to be said. None of them seem to have any proper qualifications and almost everyone has had a nasty experience with one of them,

    I agree with all you say and have always been a supporter of mandatory registation/regulation of ALL EA's. I was a member of the NAEA & MICBA but trod very carefully with all the onerous leglistion to which we worked. OK for big chains to have their 'Compliance Manager' with accompanying department but when operating a 'one office' business the responsibilty fell on the partners shoulders. I recall around a dozen separate lots of leglsiation I was always having to mug up on. I usually did this at the mid year and pre Christmas weeks.

    If it is any consolation I would dread having to find and deal with an EA but I feel the good ones can be found. Ask for reccommendations but don't always expect a decent agent and peanuts commission rates!!!!!

    And where's the proof of this latter statement?

    'Almpst everyone' from where? Your circle of a dozen or so friends? Your workmates? Your town/village? The whole country? Have you spoken with 'almost everyone' to establish this?

    Yes agreed.

    I think some of the EA's are born with bullsh*t as their main language not English. I am a retired agent who can talk but try to act as if every client is my best mate and every buyer will come back to me one day to sell through me.
