    A legal precedent has been set by that judgement.

    But I am still not entirely convinced as I hear of those (agents) I know around the country going to small claims court and winning. However I am the first to admit that the detail of their case may be different so that alone suggests not every case is the same?

    What does a 'legal precedent' mean to the layman. Does it mean he can quote the case and therefore the judge would automatically throw the case out 100% of the time? I know where solicitors have told their client it is not as clear cut - so the client gets stressed and feels it is better to try and negotiate a pre court settlement Believe me I am not questioning what you say but would like to get as much concrete evidence as possible due to those who I advise in my life outside of this forum.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.
