Buy To Let Home Insurance

I'm looking to drive down my buy to let home insurance but keep the cover high. Can any of you other landlords recommend a number of trusted buy-to-let home insurance providers?

    Speak to a broker preferably one that specialises in Property Insurance expect to pay circa £1.30 to £1.50 per £1000 of cover

    I've never used a broker. Are they interested in dealing with just a few policies?

    They are quite happy to cover you for just one policy, before the direct companies came along every insured through a broker.

    Stride in Portsmouth have a good scheme with Norwich Union.

    As with any insurance shop around and read the "Summary of Cover"

    Ask the following questions

    a) What type of tenants will YOU NOT ACCEPT? (It is generally Asslym Seekers, Students and DHSS although if the contract is direct with the DHSS tenant its often not a problem)

    b) How much cover fo you provide for "Loss of Rental Income"? This pays your loss of rental income following a damage claim eg a fire

    c) What is the excess? If possible go with the £100 excesses rather than the £250 excess policies

    d) Do you include malicious damage by the tenants (Some companies include it some don't, if they do its an added bonus as its fairly rare to need to claim under this section if you have sourced decent tenants)

    e) Do you have a free phone number for Landlords Legal Advice (This can be handy if its included)

    f) Who is the Insurer, a lot of specialists have schemes underwritten by Norwich Union etc, my personal recommendation (Others will no doubt have different views) is if possible try and go for Norwich Union or Zurich (You will pay around £147.00 for £100000 of rebuild costs with these companies which is roughly what everyone else will quote you give or take)

    The advantage of a broker if you have a claim you can let them do the running around for you and you can usually speak to the same person when you call
  • I got a rate of just over £1 per £1000 of cover. Had to barter a lot with the advisor tho. http://www.activeinsure.co.uk

    By the way they do quote online but after a phone call i got the rate down. Good luck

    They do its under "Residential Landlord Insurance"

    I personally would recommend a local broker for this type of insurance
