How cheeky is too cheeky?

Hubby and I viewed a house tonight. Been on market for 6 months, no offers so far, o/o £129k. Scotland.

It wasn't in the best condition, probably needs a good bit of work done.

Any suggestions at where to start the offer??? My mum said go in at 115k but that's a bit too cheeky is it not?

    That is only 11% lower than asking. The average house sells at 88% of asking price so go in lower.

    If you are not embarrassed by your first offer, it's too high;)

    It's also easier to increase your offer than decrease it.
  • how muh would the repairs cost? take that off current price - has THAT dropped at all ,since it went on sale?

    hard ball- offer £15% less than net figure, but allow for some wriggle room.

  • Estate Agents are often highly skilled negotiators. Their duty is to the vendor. The vendor wants a sale quickly and at a high price. You want a sale at a lower price. The Estate Agent wants a sale. Best wishes to all of you.

    Two houses in the same street sold for 155k but that house is no way going to get that. I think I will offer 115k and see what they say! they can only say no!!!
  • I think they'll bite your arm off for 115k if its been on the market for 6 months and no offers.

    My father (property developer/mortgage advisor/property investor) sold 3 Redrow houses on behalf of Redrow on Monday. Redrow asked for 229k they all went for 151k.

    1st offer - 150k - got laughed at!!!!
    2nd offer - 151k - accepted!

    I would offer £102,750 (makes it look like you've thought about it)

    85,750 first offer. Wait 3-5 days. 91,250 final offer. Wait 1-2 weeks. Sold.

    asking price 110k
    offered 60k as needs work doing but they accepted 80k.so i think you should go lower
