            think we might have to do our own bit of diy kitchen not sure how it would turn out though i:)still waiting on if they are going to best and final told the FA that we would offer just under asking on condition it doesnt go to best and final and taken off market straight away!i know that in this market we should be holding our nerve but i really didnt think we'd ever afford a house as big as this in the area that it is!not sure if im doing the right thing though0

            spoke to FA and apparently the vendor hasnt seen the offers yet but our offer of 134500 (on for 134950) isnt good enough and they are going to suggest to the vendor he takes it to best and final!!!0

            I hate to say it but throwing even more offers in would make them even more keen to go to best and final.
 Did you say the house was empty or not? If you could arrange a viewing and build a bit of a relationship with the vendors it can only help when they make their final decision.Everything that is supposed to be in heaven is already here on earth.

            yeah i thought that might be the case im not too good with this house buying malarky considering pulling out as i dont think we will get it as thats are best and final and if its rejected and taken to best and final i dont think we will get it!:(its part of an estate so not met the vendors i think ill have to stop picking paint and furniture:)are best and finals quite common?0

            gone to best and final put in asking price but someone has put in the same as us!fingers crossed and i hope we dont lose out by a matter of pounds told them what position we are in mortage/deposit/solicitor sorted so im hoping and staring at my phone constantly!!:)0

 sorry if i'm being daft but I don't understand this - the vendor has not seen the offers but one £450 under asking price is not good enough?!?
 I'd tell the FA he is talking out his bottom, only the vendor can decide what offer is good enough and if they haven't seen / been showing the offers then I'd say you are being led up the proverbal garden path.
 I would be prepared to walk away from this befor you are bleed dry0

            Our FA is from a different company EA. It was EA who wanted to go to best and final coz there was so many offers on the table. We had to go to asking price like the other couple but the vendor went with us:)i know people will say we shouldnt have gone to asking and walked away but it really is more than we could have hoped for coz theres noway we could afford any other house in the area so now (if survey is ok) we have our first home!!im so excited0
