    How many offers!!! Well that's pretty shocking.
    If this is the only house of this type within 2 miles of where you want to live, then get involved in the madness of upping your bid - if there are others then go and view those two.

    Only one in the area we can afford!i couldnt believe the amount of offers either made second viewing on tuesday and they had none then and its been up for a while!!

    Stand your ground and don't bid more than you think it is worth. Don't under estimate how much it costs to refurb a house. I have spent £70k on refurbishing my tatty my Victorian house and I am about half way through now.

    well you had a choice of 2, 1 new and 1 old, so I wouldn't bid over what you are comfortable with.

    If you have bid £126,000 put in a bid of £126,565 for example. As many people bid round figures this may help, also put in a note of how quickly you can move, ie MIP, deposit, solicitors etc - a lower bid from someone ready to move may well be prefered to a higher bid with someone needing to sell.

    we are willing to go up to the value of the other house 133500 as i reckon we can make the money back on it if we decide to sell soon but i think we will make it a home and stay for a while. Is there any way of getting around the best and final sealed bids thing? we really dont want to lose out by a couple of hundred quid or spend the next week waiting and worrying my nerves cant take it:)

    Regarding kitchens, my brother recently had a brand new kitchen for absolutely nothing off freecycle. He's not a carpenter but has some basic DIY skills so had a crack at fitting it himself. I'll tell you what, it's bloody lovely!
  • You have the benefit of not being in a chain.....you do not know whether the other 'interested parties' are proceedable. The EA is working on behalf of the vendor and as such is trying to secure the best price possible - and as such may not be providing you with information such as whether the other parties are indeed proceedable. These four offers could also be purely from one party - offered, rejected, improved offer, rejected etc if you get the idea?

    I think your logic is good on the price you want to offer and I think it will reap reward for you in the future because this house is one that you will grow into.

    However, I don't think there is much you can do about the best and final situation. If you offer now then your bid is on the table for everyone else to beat. The EA won't be able to resist telling everyone there's a better offer. Stick to your guns. If it doesn't work out then I genuinely believe it wasn't meant to be.

    Good Luck! Let us know what happens. In the meantime, why don't you try and renegotiate on that little new build while your heart is set on something else? There's nothing like negotiating when you don't really mind what the outcome is - less nerves.

    The 575 kitchen was small! The B&Q walnut kitchen with the one pound doors - I think we paid about 7 quid a door just before that promo, ho hum. The worktops were offcuts from B&Q - we knew what we needed and prowled the cutting service desk and cost us 15 quid total. Washing machine was free included in another house purchase and the cooker nearly new but 50 quid from ebay. 1 days work for the carpenter.

    Here's the 7800 kitchen - that was all bought brand new. It was 6800 if I include the Tesco deals vouchers on the units.

    I'm going for one this time with a lot of consideration going on the design and layout looking to get the combination of units to get the best price - it's important I've realized to consider the individual cost of units, not just the big number at the end! The price of granite etc. has come down an awful lot and it seems relatively easy to get a sensible price these days. I just bought a Bosch integrated fridge freezer this evening ex-display for 275 as well. I'm going to be shopping hard. But I want one of these which is gonna bump the price up :
