OP I agree you ought to write to your LL, elderly or not they are the only person who can sort any problems with the rented house.
Maybe you could suggest if the problem is not sorted that you would be prepared to find a boiler repair man and deal direct if you could be given permission to reduce the rent by the bill, obviously posting the original bill onto the LL as proof and for their records.
I think all in all if you have had the same problem for 5 winters then the boiler needs replacing. It is not acceptable to constantly be without heat and hot water and why your current repair man is not waiting around for at least 15 mins after installing a part is unacceptable when the repair constantly only lasts 5 mins.0 -

Couple of comments - definitely let the landlord know everytime you have to call out the heating engineer to fix this problem - hopefully, it should build up the case for getting a new boiler, however it'd be easier for you to arrange the visits directly with him (as you know when you're around to let him in).
Have you had a chat with the engineer to find out why it has taken four visits and the boiler still isn't fixed? it could be that the boiler is reaching the end of it's life.

Take a look at the boiler manufacturers website for installer details - you may be able to get a free extended guarentee if you use one. I know Worcester-Bosche give you an extra 3 or 5 yr guarentee on top of the standard warrenty if you do this. Other manufacturers probably do the same thing.
:: Just tried to find the link on the Bosche website regarding the extended guarentee if you use an installer on their site, but couldnt' find it. Phoned up Customer Service and they said they still do it and to the engineer will be able to provide more details.0 -
Does the LL have relitives who deal with her affairs? Maybe one of those can help. If not then you may have to go round to see her and help her understand, offer an independant corgi man (go the their website). It does souns as if a new boiler is needed.

Update - after leaving a message on the LL's phone last night she has contacted the heating engineer this morning. He has contacted the manufacturer who has said everything he has done so far has been correct and that now there is only one specific part that could be faulty - so that is now on order and he will call us again tomorrow.

It doesn't sound like this clown has any idea what he's doing with that boiler - it's dangerous that he's allowed to continue tinkering with it!!
It's also not acceptable for your gas appliances to have been safety checked once in 5 years!! They need to be safety checked by a Corgi registered engineer every 12 months. It's totally unacceptable for this not to be done and I really suggest you chase this up - it's important for stuff like carbon monoxide and you can't mess about with that. She's putting your safety at risk by not getting it checked. Rather annoy the little old lady into doing what she's supposed to than suffer CO poisoning.
If you still have no joy I would demand that she uses another workman for this - this guy is clearly just taking the p*ss. If she's not able to handle being a landlady, that's not something you should just be accepting - these ARE her responsibilities, and she's obviously happy enough to take your money! I agree with the above - if she's not capable to managing the letting, has she any relatives who can get involved? It's just not good enough to take your hardearned cash every month and not fulfill her side of the bargain.
As much of a pain as it might be, I think it might be worth biting the bullet and trying to find somewhere else if things don't improve. I'm a live-in landlady and as much of a pain as it is making sure everything always in working order for the people who rent rooms (and everything always breaks at the same time!) it's just tough, and I have to get it done because my lodgers are paying. You don't rent a place and then expect to take on the responsibility of a homeowner, that's just not on!

sometimes you get a "rogue" boiler and no matter how many parts you replace it still plays up - if the CORGI guy has contacted the manufacturers this is a good sign, as that is usually a last resort action when the normal run of the mill replacement parts are not the ones causing the problem
what make of boiler is it and i can ask my fantastic CORGI guy if he has heard of similar problems0 -

The engineer is in my garage right now fitting a part. Fingers crossed!
I'll be writing to the LL over the weekend about the gas safety inspection and will ensure that gets done asap.
