Selling my flat

During half term next week i'm hoping to put my flat up for sale, i'm totally realistic about the prices but it would be lovely to get back what i paid for it.
But i was wondering if someone could answer a couple of questions i have?!
Can i advertise the house on websites like houseladder if i'm also on with an estate agent?
where is the best place to get a hip from?

yes, you can sell your house privately and with an estate agent, its probably best to let them know you're doing this but they should still give you their 'sole' agency rate if you only go with one estate agent because selling it privately doesnt count towards it being with an EA
i dont know aobut hips, i got mine from hipsdirect.com as it was the cheapest i found for a leasehold flat. that was last may, so it may not still be the cheapest. i have no idea if it was a 'good' hip or not, quite frankly i didnt care, i think hips are a complete waste of time, i just got what was needed to enable me to put hte property on the market0 -

i would love to sell for about 88k its in a really lovely area, garage. It isn't a massive complex they are 1970's purpose built

Thats a link for a flat just down from me, but mine is the upstairs and has a smaller more contemory garden and is a bit more modern kitchen and bathroom wise, its not on a council estate. I have really loved living in it but me and the boyf want to get a family house
