Viewing with no intent to buy

We moved into our house in september, the only thing I regret is not taking our time & looking around a bit more. We viewed 4 houses, 1 of these was out of our price range by £10k, I absolutly fell in love with the house & was so gutted that we could not afford it. We did have a chat with the lady that owned it & she was not willing to budge on price at all, the EA told us that it was worth less then she was asking (within our range) but she had seen another property so needed that amount.
We got a very good deal on the house we now live in, basically we had viewed & were interested in 2 properties.
Property 1 had 4 bedrooms (only thought we could afford 3), huge living rooms, kitchen & garden, needed redecorating to our taste but was liveable, but was outside our area of choice.
Property 2 was in the perfect location, has decent sized rooms, needed completely gutting & everything redone.
Property 1 was repo & was selling for £129k
Property 2 was £160k
Due to the difference in price we were going to go for property 1, when EA for property 2 phoned we were cheeky & offered £129k thinking it would get refused.
But within hours the offer was accepted, we were so happy as this was really the one that we wanted, but couldn't afford to buy at full price & decorate, new kitchen/bathroom, etc. Even better the survey found a couple of problems, so we asked if they would reduce by £9k to cover work (which they did) & it only cost £4k to get problems sorted.0 -
I feel that much better now, telling my estate agent that we was not accepting viewers, who are not in a position to buy.
I mean the majority of people who have posted on this thread can see its wrong , but there are still a few rubber neckers and people that just want to have a nose, makes me think i have made the right decision.
If someones not in a position to buy they wont buy so why look, i suppose some people think its okay to go in the paper shop read all the papers and then walk out without even buying one.

i meant that a vendor woud surely want to have home looking 'great' for WHOEVER comes- one of them is the potential buyer.. though however good the house may be, i might not suit all people that view it (location, size, 'feel', etc..)Long time away from MSE, been dealing real life stuff..

I specifically ask the EA to tell the buyer NOT to go to the bother of tidying.
I'd much rather see the house presented in a lived in state, to give me an idea of where the clutter is most likely to appear.
If you look around your own home or past ones if you've been in a few, the clutter tended to move from room to room.
eg: I keep my keys in my current house on the mantle piece in the lounge, in the last it was the kitchen.
Much like the vendor using the "back" door more than the main one. I'd prefer to know.
Yes, I my live in the house completely differently,but seeing how they have coped with it's limitations I feel is of benefit to me.
I'm also happily seeing houses which I'm on the side of not interested. If only to back up my arguement and rule out their type from further examination.
In that case however, most have been empty. That's probably coincidence (but due to the property type, not really).0 -
I had been watching houses on Rightmove through Property Bee for about 8 months before I booked a viewing. We were looking to buy a few months later but I wanted to see a couple of houses in the flesh, photos do not always justify a house. I totally fell in love with the second house we went to see and ended up having an offer accepted the week after.
That is the problem when you fall in love with a house! It is best to make sure that you are in a really good position before you start viewing really.0
