Quite a few LLs will take kittys if you provide an additional deposit and pay for carpet cleaning - best to frontline them as they can pursue you quite hard for fleas and make sure they know you will be frontlining. A lot of LLs won't take kids so if not obviously pregnant - check no "no kids" as unlikely to want to be moving as soon as it appears.as a LL - if a prospective tenant with a dog comes to me, i will almost always ask for a 50% higher than usual deposit to cover the cost of carpet replacement, particularly if there are new carpets.
i have had dogs chew off whole skirting boards as well as pee/poo on carpets.
but, i have sometimes reduced the rent if approached in the right way0
