Is it accceptable to offer on a rental?

Now that we have an offer in the bag for our flat we will now get the cogs turning for looking at rentals in SE London - eg Petts Wood, Bexley, Nickley, Chislehurst area or even Orpingont or Tonbridge in Kent
Most places - eg 3 bed houses with gardens - are around £1250 a month - would it be cheeky to ask them to accept pets and a discount? So say £1100 a month?

Yes of course you can. They may not accept it, but you can offer. They may accept it and you save some money. Can't loose
I am probably stating the obvious, but don't place a holding deposit or sign anything until you have exchanged contracts on your sale.

I think with prices as they are you're in a good position to ask for the rent to be slightly dropped but they might want extra deposit if you have pets (or you could offer this at the same time as asking for a rent reduction).
Everyone I know who has recently signed a rental agreement has negotiated something off the rent (not as much as 12% but every little helps)0 -
Well we wouldnt need it furnished and could put up 3 months in advance rent/deposit? I think that might help in our favour as Husband is working but i was lost my job and am pregnant0

Paying advance rent can be risky if the LL gets repossessed and no permission to let your AST can be not honoured by the mortgage company so you can be chucked out without notice and advance rent adds insult to injury because the dodgy LL has your rent....0 -

Worth bearing in mind the standard tenant checking affordibility limits
30xmonthly rent less than annual salary so you'll need to demonstrate 33k on paper for 1100 and 37.5 for 1250.0 -

as a LL - if a prospective tenant with a dog comes to me, i will almost always ask for a 50% higher than usual deposit to cover the cost of carpet replacement, particularly if there are new carpets.
i have had dogs chew off whole skirting boards as well as pee/poo on carpets.
but, i have sometimes reduced the rent if approached in the right way0
