    !!!!!!. The OP can't decide how much to offer, that's why they've come on here asking for suggestions. It's disingenous of you to criticize those who have responded to that request. If you've not got anything constructive to say then just keep shtum.

    Don't take this advice. I'm not sure it is advice actually. Have a look on www.nethouseprices.com at other similar sold houses in the street and work out the actual worth of the house from there. If it was bought for 265k in 2006 then unless its had a swimming pool put in, its overpriced. Posts earlier mentioned going under 250k to save on stamp duty so if the house price is actually unrealistic at 300k and is worth nearer 250k in this market then these reasons can be put to the EA with your offer. As always it depends how much that house is worth to you and whether your prepared to pay over the odds for it. If you can sit on your hands for a while after you have put in your offer theres a good chance the EA will be back to you wanting to negotiate. If you show your too eager the EA will take advantage of this. All the best.

    Well we are currently going through this country's ridiculous house buying process and this is what I can tell you.

    June 2008
    Sold 3 bed semi in warwick for asking price of 250K
    Bought 3 bed detached bungalow for 321K, was on for 354K
    Unfortunately the chain collapsed and the buying and selling of the houses fell through.

    Dec 2008
    Sold 3 bed semi in Warwick for 192K
    Bought 3 bed detached bungalow for 250K

    Zoopla currently has ours down for 210K and the one were buying is 275K

    House 'advertised' prices have not come down that much, however the prices people are offering are far lower that the advertised price.

    The good news is everything is proceeding with ours and we should be in new house within a couple of weeks.

    here here doozergirl - about time someone told some of these posters what a waste of space they are!

    I think that the frightening thing is that a LOT of people are thinking that way... People often have a fixed idea of the value of a house because of housepuces.com/Zoopla or whatever else and cannot be swayed into judging a house on it's own merits...

  • All Zoopla does though is take the last sold price and apply the LR index to it to give the current value.
    The one I am buying is £14k under the value sold at in 2004, and also the Zoopla price as in Yorkshire that is where the Nationwide housing index is back to.

    Come up with a figure, see if the agent will tell you if they have had any other offers, but start with a low figure and see what happens, especially if you are in a good position

    No one can tell her what to offer based on the information we have. I'm not going to tell her what the house is worth because I'm not armed with enough facts and certainly not arrogant enough to think that I know the answer without any real detail. I think she needs to trust her instinct better. There is definately an answer to the question there - if she's viewed enough properties (which believe me, she has) and feels the 300 was a fair asking price then 275 is a fair starting point.

    It probably would have been a good starting point because I hear the house is actually under offer now.
