What to offer?

I have seen a house I like and want to view and it is on the market for 300k. According to zoopla, the house is worth 257k in the current market. The house was bought for 265k in 2006 and in 2002 it was sold for 220k. What will be good starting offer? I was thinking 275k. Thanks

  • I would not of thought it's worth more much more than £220k unless lots of improvement work, 2006 was almost the peak and it only sold for £265k so £300k asking price are they crazy!?!?

    To ask £300k they seem unrealistic so I doubt you will get it for what it's worth unless you wait quite a long time.

    No one else has seen the house, don't know what's been done to it since it sold, so can't say what it is worth. It could have been knocked down rebuilt and reduced from a million and people would still be bleating on about how it's not worth it.

    The flippancy with with people treat others, I don't know why some people bother posting at all.

    You have to decide what you think it is worth, with proper research, and then you have to decide what to offer. If you think the house is actually worth 300k then yes, you would probably offer around 275 and barter hard from there.

    I think you need to look at what similar houses have sold for recently. As Doozergirl says it could have had an extension or significant refurbishment since 2006 (£265k price). We don't know the area so it's impossible to apply a blanket % reduction.

    I would guess that they will not accept £250k because, knowing that is the stamp duty threshold, they have put it on at quite a bit more. I can't see them going below £265k either as that it what they paid for it and it will be a psychological price that they want to exceed. You need to think what you are prepared to pay - what is it worth to you? Could you stay a few years and ride out any further price falls? Let us know how the viewing goes.
