Boiler emissions dirty white not clean white?

Possetjohn - thanks for a really good bit of information. Not seen the exhaust yet as he only complained today. He says it is when the boiler starts up first thing (approx 7.00 am) when they are in the affected room having breakfast. I will try and look with my own eyes and then sounds like I need to call the installer.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Only a CORGI registered engineer can work on gas appliances. As an ex CORGI engineer and having read your problem I would say this:
The last part of the installation process should have been commissioning of the boiler i.e. run it to ensure it is working properly and that combustion, heating, hot water, condensate, system pressure etc are all working within the manufacturers laid down limits. The installer should have filled in a Benchmark form detailing all the checks he carried out during installation to ensure the boiler was operating correctly and meets current standards.
What is make and model of boiler have you had fitted?
If you are at all worried that the boiler is not operating correctly contact the manufacturers and ask them to come and inspect it. It will be under warranty for a minimum of 1 year.Steve0 -

It is a Vaillant ecoTEC pro 24 and was fitted last June. Yes there is a Commissioning Check List which has beem completed. I have lent the neighbour a Carbon Monoxide tester and am sure if there had been a reading other than zero, since he had it he would of been knocking on our door.A retired senior partner, in own agency, with 40 years experience in property sales & new build. I bought one of those CO detecting "dots" that sits by my boiler...sometimes the old girl has a gas pong when it first fires, but the dot stays orange so I'm happy. It's a 2 year old Potterton Promax condenser. Always a plume of white steam.
If the condenser drains freeze up, the boilers should shut down. Ours is incredibly sensitive! The 2 times it's failed to run and I've had to call out a service chap, its been due to this and the contacts being even only a bit damp.0 -
the discharge from condensing boilers can be really annoying - my neighbour has put a new one in (right on the boundary between our two terraced houses -- ie not outside recommended building regs which say a minimum of 300 mm) and it throws vapour out across my young daughter's bedroom window regularly. We have complained - twice - but wait to see if they do anything. Trouble is we all have to put in these boilers if we replace an old one so we could be in a similar boat if our oldish boiler gives up the ghost.0

There are rules and regs regarding the positioning of flues for gas appliances and there proximity to windows etc.(you can't put them wherever you want)
If your installer was corgi registered and complied with the afformentioned regs then there is no further action needed on your part unless YOU are concerned with the the operating of the appliance in which case you call the manufacture in under warranty0 -

The fitter was Corgi registered and is adament the emissions are normal colour and flue is in accordance with all know rules and regulations.
I have had to be very assertive with my neighbour and tell them no more action on our part. Difficult as they elderly and nothing better to do than moan as this is not the first issue with them and several other of the neighbours.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Good morning: A simple solution...a plume management kit aka variable termination kit (Vaillant). The OH will always use a similar package if pluming could become an issue between neighbours but some RGIs don't fit one as it drives up the cost of the quote...some customers are more concerned with the financial bottom line than the standard of installation/specification...imagine that:D

Thank you for the useful info. We do have one of these but in black and interesting to note that now the neighbours complaint has moved on to the aesthetics. White would look better and I wonder what would this piece of kit cost me to be installed instaed of the black.

As I said in my earlier post, "if he wants the 'problem' rectifying, then suggest that he foot any incurring bills".
Personally I'd tell the old gits to keep their noses out, unless they're prepared to pay for every last penny to decorate the outside of your house to a liking that suits you both.Everybody is equal; However some are more equal than others.0
