House four doors away from me went on market about 3 wks ago, according to neighbour about 10 viewings, SOLD sign went up a week ago.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

A raffle isn't the answer. Even those people who have worked with the authorities had theirs halted when they made the draw.
How long's it been on?
Who/what is your competition?
What is the price of your competition?
Mine was on the market for a full year between signing the agreement and completion.0 -

Price according to the current market and all things being equal you will get a buyer. Expect to get what the house was 'worth' 2 years ago and you will never sell. The money is no longer there to support peak house prices or anything like. You should be asking around 25% below 2007 prices to get any interest.0 -
wow - 25% - have reduced about 15% so far!
Been on market since June (which probs isn't a lot really considering everything at the moment)
I know there are bargains to be had so even though we have reduced our price so has everyone else(well most people) - it's just getting rid of this place. Had 4 viewings!!! All loved the house but none were preceedable.
Patience and price I guess are the answer - patience wearing thin though when school catchment areas are involved!!!0 -
Just lower the price.[FONT=Arial, Helvetica, sans-serif]Rise like Lions after slumber

If the price is right then yes it will sell. buyers are after a mega bargain as an incentive to buy in the current climate!Squish0

I agree price is the key to any house selling. If you have not had any offers then it means it is not worth what you are asking now. Try and make you home the most competitive on the market to give your house first priority in securing a sale.0

I would love to buy a home but I really believe houses are still too expensive - even allowing for current reductions.
Ignoring certain factors such as special location or extra large garden etc i think a fairer guideline price for the typical house would be 30k per bedroom + 10-15k per reception as a rough guide. I think this would make most 'normal' houses in ok areas affordable to most people as long as they are prepared to save a bit for a deposit.
If you assume an average decent wage is around 30k then the traditional 3.5x salary gives you a mortgage of 105k - not far off what you would need for a 3 bed 2 recep family home.0
