I am renting a house.
I need to know if there is a cooling off period.
I signed contracts and paid first months rent/deposit yesterday.
While at the house i told her the carpet needed replacing as it was disgusting, the house needed painting as there's marks all over walls and there's a leak which has marked cellings so a plumber is needed.
I text her today to simply ask when these jobs would be completed and the landlord sent me a very rude text and quite frankley I do not want to rent with her anymore as this is not the first time she has been rude to me. I was very polite and have tried to be as helpful as possible. I even offered to sort the quote for the carpet and let her know as she works full-time and this is the thanks I get.
I have a sofa in the house so wanted to make sure was covered before painting. Also I wanted to clean the house top-bottom before moving all stuff in.
My rent for this month was paid the 5th but to help her out I said I wouldn't move in till 17th to give her time to sort problems.
It's like now she has got the deposit and first month rent she can treat me as she likes.
I am outranged and very hurt.
Please can someone get in touch or tell me what to do.
What are my rights? Can I pull out now?
Is there a cooling off period?
How can i still rent with her after the rude text, I do not trust her now.
I am 8 weeks pregnant, have a toddler and my husband has left me so i'm at my witts end and do not know what to do or where to turn for help.
The landlord know's the situation i'm in and doesn't care.
It's as if she's angry that she has to sort problems out.
I paid her £1,150 yesterday for first month rent and deposit.

If it's dirty and grotty then that's how she has it back.
Have you signed an inventory? Write to her (send it so she has to sign for it) requesting the changes and then state that you have photos of the carpet and walls and that they will be returned in the same state.
You could pay for the carpet to be cleaned if it's that bad - but if she's just a snotty landlord you're probably not going to get her to pay for it.
Hire a carpet cleaner from the supermarket/diy place. They're not dear.
Move in. Give her no grace with proper repairs. Put them ALL in writing and if she doesn't get them done get in touch with the private rented sector at the local council (hidden somewhere in the housing dept normally) and see what they can help with.
Calm down. Have some choccie and a cuppa. You can clean the place up - you probably won't turn your miserable landlord into a nicer person though. But stay polite - even if they can't.0 -

Ring shelter to see what you have to do to get the place cleaned as she promised. If it's just a verbal promise then you're really going to struggle.
In future deal with her in writing.0 -
As poppysarah correctly pointed out, you should have got all redecorations/improvements agreed in writing as a condition of taking the tenancy.
From your first post it appeared as though you had told the LL what you wanted but she had not actually agreed to anything.
Were these things supposed to be done between the 5th and the 17th?0 -

Unfortunately, that's life. STOP communicating with her by text and put everything in writing from now on (i.e. letters, delivered by recorded post). Texting your landlord (or vice versa) is not really a professional means of contact, and this is a professional relationship. Keep it all in writing & at arm's length. That's also the best way to deal with getting repairs sorted - that way, should you have to get the job done yourself & recoup the monies spent, you have a paper trail should you have to go to court to get your money back.
I do sympathise as I know how rubbish it can be to have an unpleasant landlord, but you just have to put aside the rudeness and deal with her professionally.0 -
She did but didn't put in it writing as i trusted her. It appears you cannot trust people anymore. She said she'd do it between 5th-17th - I was trying to be helpful but not moving in till then so she could sort problems out. It's not the first time either, I text asking about forms before i had the contract and she sent a rude text. She has pulled away from her agents but doesn't want to have cobntact? It's a disgrace.

You'll have to wait and see if it's done - but if you're paying rent now I'd be wanting to move in ... or at least go and scrub the kitchen and bathroom...0

Hi Bridget, how are you? Would you be able to let me know what will be happening about the damaged carpets, leaks and painting. No rush though I know you're busy and I can hold off moving in till 16th as discussed but i want to give the house a proper clean before moving all the stuff in and it'll be logical to do that after the repairs have been completed so if you could please just let me know what you plan and doing these. I also need to cover and move my brand new sofa as to not get paint on it. I hope you don't mind me texting to ask just have such alot to do and want to make use of the time before moving in.

Don't take this personally, but I do mind yes. I only saw you yesterday collect first month rent and deposit and i don't know anyone who can do the repairs in 24hours. U need to understand that I don't have spare time to answer sms all say, you need to respect this and be patient and considerate. I said I'd do it and i will but i never said i would give you daily updates nor do i expect you to ask everyday. U have my number for convenience not to text when you like, only for urgent matters.
