the crazy thing about these ridiculous certs is that as a LL you dont have to DO anything to your property to make it any warmer - insanity
I know. However if at a letting agent they showed you similar properties and their EPC at the same time you'd see instantly which was the best to rent in terms of keeping warm.
I do think Landlords should be kicked up the pants until they insulate their properties to a high standard.
No one should be renting a poorly insulated property.0 -
Clutton - this is so not like you - you seem to have got a bee in your bonnet about this OP. (She may have amended her first post but the original is still captured within other people's.) If she's making you cross perhaps it's best just to leave it, rather than nudging away at someone whose stress levels seem pretty high at the moment?

A demanding and unreasonable person wouldn't have taken all measurements for carpet and offered to go the carpet shop for her and get quotes etc so she dones't have to do it.
If I was as you said i am I wouldn't have paid rent on the 4th for my tenancy to start on 5th, but then to not move into the house till 17th so she can get everything sorted and fixed before then.
I didn't have to do that, I was trying to be helpful. I don't want to fall out with her but I won't let her take advantage of me because i'm trying to be nice.

Totally o/t, but as a tenant who did recently have an EPC from the landlord (our rental is agency managed and we seem to be two lucky tenants with an excellent managing agency and excellent landlords to boot), I have to say that it doesn't seem to achieve anything and I personally think it a waste of our LL's money by the government.
The agency sent someone round (not sure what their credentials were) to inspect the property and provide advice on any areas where energy performance could be improved. He noted a number of things (for instance, boiler is old & could be replaced with a combi boiler, loft could have better insulation), but none of it is likely to be acted upon, and to be honest we are not particularly bothered (if we were, we would have raised it with the LL ourselves). We took the house knowing that the boiler was old and knowing that insulation wasn't perfect. An EPC is not going to change that.
I also knew about the EPC legislation and was therefore unsurprised to hear from the agency to arrange the inspection. But had they not done so, it is definitely not something we would have chased them about. Something like a gas certificate, of course we would chase for, as it is something which pertains to our safety. But we live in this house, we know what is and isn't energy-efficient about it, and we know that we can talk to our landlord & letting agency if we have any concerns. So for us, the EPC was pretty irrelevant.

To the OP, I do hope you get things sorted, but I would really advise that you stay away from texting the landlord and that you put any future requests in writing.
Yes I called her this morning (and emailed) to she if she'd booked any of the jobs to be done. She didn't answer so i left a voice mail and instead of ringing me once she'd heard it. She texted me?
I followed your first thread, I didn't find the landlord's text rude (direct, yes, but not rude) and I think you need to be patient & allow her to carry out the works required. You have said she has until the 17th, and she has said she will do the work before then. Give her a few days to sort things out, as she has already said she will, and stay calm. Fretting won't help your baby, but getting on with your landlord and making sure your tenancy goes smoothly, will (especially as your landlord could conceivably serve notice to expire at the end of the first six months leaving you having to house-hunt when 8 months pregnant - I would advise staying on the right side of her). I know, you're right. I'm trying to do what's best but I'm scared to contact her now incase she goes off on one again. Best of it is I've only texted her twice and it's me who has to call her as she justs texts.
I didn't call her orginally to demand work to be done. I was merly asking when she thinks it'll be done (what mdate) so i can start cleaning and airing after painting and re[placing the carpet. Also I have bits and pieces at my Mums so I'd like to take that down.
On the Voicemail I also asked her to please give me a copy of the Gas Safety Certificate She text saying I don't really need to see it but she'll show me if I really want to see it. She also said I'd have to meet her at her house 8 miles away as she doesn't want to keep wasting money posting things.

On the day you said you'd get the keys (17?) you need to see the gas safety certificate. You're entitled to a copy.

You seem to have a less than honest LL and a slightly vulnerable tenant which leads to a difficult relationship, which hasn't even started.
Don't ask questions on forums if you don't want to accept others opinions.Be-littling somebody only make's you look a bully.Any comments I make on here are my opinions, having worked in the lettings industry, and through life.0 -

A copy of the CORGI safety certificate must be given to the tenant on entry and within 28 days of the annual check. A copy must also be retained by the landlord for 2 years.0 -

In itself it's a pretty useless piece of paper, because the LL does not have to actually do anything to improve heating/insulation etc, but it is supposed to give tenants an idea of how energy efficient the property is & how expensive it may be to heat it.
Do not be fobbed off over the gas safety certificate (CP12) - the LL (a) has to have the appropriate gas safety checks done and (b) give you the Tenant Copy of the gas safety certificate (that's why it's called a Tenant Copy - there's also a copy for the LL and one kept by the GORGI engineer who does the check) Here's an example:
Your LL can be prosecuted for not having the check done, for not providing you with a certificate, for not being able to provide certificates covering the past two years. Several thousand quid fine via the Mag Court for non-compliance. Stop posting on here and ring the Council in the morning - private sector rentals team/tenancy relations officer.0 -
