How can I find a buy to let buyer ?

Is there anyway except by using homebuyer or housebuyer (which I think I'd stay well clear of after reading the threads on MSE) to find someone to buy my house and have me as a tenant ?
I have split up with my husband and the house is going on the market very soon but I would love to stay here just for the stability for the kids plus its a nice 3 bed house.

    Please ask yourself what is your house worth vacant and how much rent would you expect to get for it. Also consider that no one is likely to buy your house and rent it to you under anything other than an Assured Shorthold Tenancy (and they won't get a mortgage otherwise) and that only gives you limited protection against eviction.

  • Speak to an estate agent who also lets properties. They can give you advice and often have a list of potential BTL investors who may consider your property.

    There are people that will do what you are asking, however, you will get rock bottom prices for the property and to give you an idea - 25% is about the average discount they expect becuase people who are in reposessiion are the ususal clients for these people.

    I presume you are unable to obtain a mortgage to buy out your husband...

    In answer to the questions above.

    I am unable to buy my husband out of the mortgage.

    The house has been valued today at 175k by one estate agent. I have two more valuations tomorrow morning.

    The house is in Witham, Essex.

    Assuming the mortgage were paid off to give clear title to the property, you'd have two types of buyers :
    1) Those who buy properties with elderly residents, rent also payable. They'd expect to pay very approx 50% of full prop value. Variations depend on whether single or couple, ages & rent payable.
    2) The BTL you mention. But these would only work with assured 6 monthly tenancies already mentioned. No security of tenure.

    i've never heard of what you'd need - effectively 'sitting tenant' status, very difficult to evict, with three children ( succession rights ? ), If you did find someone to buy on that basis, it would be, from their point of view, a very long term, speculative investment, and what they'd pay would reflect that.

    TBH it was just a thought, I didn't know if anyone did this sort of thing. Think I'm just clasping at straws. Everything is moving way too fast for me at the moment.
