Hi all,
I think it is hard knowing sometimes when to accept an offer or when to hold out for better.
We sold at the end of 2007, having spent 12 months doing the house up compleletely. We, however had a price in our head of what we though ti was worth and what we wanted to acheive on it of £190,000. the estate agent had been round about 2 months before we put it on market and said we should put it on at £195,00. Well as you can imagine that pleased us.
Anyway, fast forward 2 months and we were ready to market it...agent took one look and said £200,000.....well to be told £10k more than we first imagined was fab.
Frist viewer.....wanted a house in that street to be near family and made us an offer of £198,500 to take in curent condition as we hadn't yet carpeted the house!!! Well what do you do..have the faff of carpeting it, keeping it tidy for viewings or accepting. We accepted as decided it was better to take that offer that was still £8.5k over our expectaion than to not sell for several months.
Onlyissue was then trying to find somewhere else to live as hadn't viewed anywhere! Anyway we found a property, got it at a good price and currently are having a big DIY project here. Had a £20k budget inc a single story extension. We will meet the budget but as we not considering selling for several years and the house meets our needs now the money was well spent.
AND before anyone starts going on about how did we get an extension ad do the house up for £20 the extension was £6k! We did the roofing ourselves and paid lcoal tradespeople for electrics, plastering etc.Also Ikea kitchen and OH is a good DIYer so that has saved a lot of money.0 -
ooh well done sounds like you are extremely good with your money and have good decorating taste too - its amazing that some of the properties although in the a nice area where we are are all in in terrible taste - all 1970's decor or garish decor! Our is neutral, modern, spacious - the white makes it even more sacious

Hi suckers...
The house we sold was in Wantage. bought for £155k and sold at £198,500 12 months later. This house we are currently living in we bought for £170 is in the Cotswolds....but only £155k mortgage on it. We think at the time we got a good deal as others in the same street are going for a lot more.
We have extended as I said but we think it is unlikely we have made any money yet on it even though it was cheap compared to similar houses. As i said though we are happy to stay put for a few years and in that time if we manage to save some ££ we will convert the attic too.

You may well find FTB,s can no longer get loan to earnings ratios of more than 3.5 x , the days of 6 and 7x earnings are gone. That is what will set the market, im afraid many,many,many people who have brought in the last 2-3 years are on a loser, there is a big house price correction coming ..0 -
