As a first time buyer though, I would only offer what I thought a property was worth based on sales in the area less a bit.0 -

One thing you might want to bear in mind. Should someone require a mortgage to buy your flat then the valuation by the building society will probably set the price. Building society valuations are considerably down on 2007 prices as the BS are pricing in not only the falls over the past 18 months but also expectations of future price drops. Any work you do to improve what you see as the value of the property is unlikely to be reflected in the BS valuation. It is unlikely in my view that should the BS valuer value the property at say 180k that you will find a buyer who is prepared to pay over 200k. The BS will only lend a % of 180k which will mean the buyer would have to fund the rest up to 180k + any more over the value they would be prepared to pay. In a falling market, I doubt if there are many who would want to do this.0 -

I had 3 viewings yesterday - one of which came back for a second this morning and has put an offer in which I am going to accept
Its near to asking price thats all I am going to say as anything els and no dout the !!!!! that frequent this board with their petty comments will doubt it, call me a liar or even worse insut me ! :-p0 -
Good luck on the bank or building society valuing it at their offer price and them being able to take it to completion.
