    Hmm interesting now I am a liar

    I will not continue to use boards that do nothing but have people on them who have far too much time on their hands to choose to belittle others or have their little wsiecracks - why on earth after all of these comments would I then put up my property? Knowing you vindictive liot you would probably arrange vieings or come and smash my windows

    P.S For the record I got my sums wrong before - after getting a recent statemtn from the mortgage company and going through my old paper work I found that out - not that it matters now as I am either a schitzo or a liar so thanks

    You have to ignore the wisecracks. People who live in areas where 250k will buy you a 4 bed detached with gardens won't understand the property market in your area and you can't blame them for that.

    On a previous page I did point out that all the 1 beds in crouch end on rightmove were between 225 and 310 so you were in the right ball part. I also found that the ones at 250 were decidely smaller than yours.

    I couldn't see yours on rightmove, something to discuss with your agent, as a lot of people do look through rightmove when considering where to view.

    I think if you are selling for £250k and the offer you have received after just 3 weeks on the market is £210k, you have got away lightly. Remember that prices are not rising anymore and people dont want to overpay for something that is already losing value. You need to keep your property on the market for at least 3 months before you can judge how much interest there is.

    The house I've just bought for 205k was bought by the previous owners for 200450 in jan 2004. They put a single storey kitchen extension and a drop kerb in 2005. They clearly have made a "loss" at first glance but

    The house they are buying is a forced sell and they've got over 75k off the original asking price.

    EDIT: Just seen your posts above - according to house "valuation" sites the house is worth 236 (31k over what I paid) so I wouldn't take those valuations to be realistic

    no its not - I am in North London - a very nice area - its on for £250K - I have u=just paid £20K to extend the lease from 90 years to 200 years and I also have planning permission for a loft conversion - which you could put wither another room and bathroom or two rooms and a bathroom up there depending how much budget you have
    I paid £180K 3 years ago but it was a sh** hole and I spent £40K gutting the place and compleyly re-doing it it is very very modern with top spec gadgets and finishes
    Offering £210 on a £250 seems reasonable for current conditions.
    Why not ask them for £225?

    Only is the owner needs to remortgage or has problems making payments... otherwise the mortgage lender doesn't revalue the property.
