Some of the flats that I have been looking at would have been put on the market and sold at £350k in 2006/7. Now, some more realistic sellers have reduced these to £275k while others stand firm at £350k.
I bought my first house, a repo, in 1993, for £34k (3 bed semi in commuter belt, had been on the market at 55k originally, slowly dropping to 48k, before they took my offer).
At the time that I bought, most other houses in the road (all identikit ex LA) were on at between £59k and £70k.
Over time, some of thesevendors reduced their prices, and achieved sales.
Some vendors on the other hand were resolute 'I know what my house is worth, how dare anyone offer less' types. They would not budge an inch.
When I sold just over 3 years later (for 56k I believe), some of these houses were still on the market at the original prices.
Does the OP want to get on with her life, or is pride getting in the way?0 -

'Won't make any money' - if you want to make money out of selling your home how can you expect people to pay over the odds for it in a falling market? You want them to pay your asking price and lose money so you can make money? I think they call that charity and most buyers aren't in that game.0 -
I'd ignore all the doom-mongers and give it some more time if i were you. Three weeks is nothing. Crouch End is a desirable post code where people want to live. So long as it's priced comparatively well, I'd be surprised if you don't get other offers.
So much depends on the location. A house in my road (Stoke Newington, not unlike Crouch End in terms of profile) has just gone to highest bids with 2 buyers fighting over it. It ended up going for 5% less than an identical house which sold last summer.
All this talk of 30%, 40% and 50% drops is all very well but it simply ain't true everywhere.
