    smiley, I wouldn't worry about 1 days rent, just be glad you're shot of him. You've got your damage deposit to rectify any cleaning or damage issues.

    I expect you'll compile a longer list of do's and don'ts for your next housemate though eh!

    Thank you for the replies - a moving out checklist is a great idea - thanks for that Spirit I'll definitely do that.

    And you are right I definitely need to be more selective when interviewing and not rely on my instincts quite so much!

    The dog thinks he's a freak - trust the mutt.....

    He's 45 and a lodger - big warning sign....

    Seriously it only ever gets worse and he'll take the p1ss more.... it'll be far less painful to do what has to be done earlier...

    I would gladly take up this excellent suggestion - if only I wasn't so fussy about what I feed the dog :D
  • Well, my suspicions were correct - he has cleared all of his stuff out of the house today - HOORAH!

    However, I have now had an evening of ridiculous text messages which have all elicited the same response from me ..... refer to my letter giving notice!

    We can't work out if he is trying to get the upper hand on calling the shots regarding when I will be available to reimburse him etc (lots of work commitments this week but my letter said that I will be at the house on Wednesday evening at 1800 to reimburse his cash) or whether he is genuinely too ... ahem ... intellectually challenged .. to understand the plain and simple words in his notice letter. The jury is out on that one.

    But ... he started asking whether the other lodger is tidy or not .. which I haven't bothered replying to or commenting on... so he has just send me a photo message of a plate of food on the work surface in my kitchen :D:D:D a lucky escape I think ... wonder how long newly acquired girlfriend will last!

    Oh, and then he demanded I pay his reimbursement direct into his bank account by Wednesday evening ..... erm ... well, if he wants bank transfer then why wait until Wednesday - and he's overlooking one small thing ... I don't have his bank details as he had to pay me rent not me pay him!!! Doh!

    well at least he has gone and out of your hair now. You do realise that you have 28 days in which to return his deposit don't you?

    It's best to do the checkout of his room in the daylight as carpet stains etc don't always show up in artificial light.

    whether the other lodger is tidy/quiet/clean etc is none of his business and I wonder why he asked you that? what has the plate of food got to do with anything?

    I don't think he's in a position to 'demand' you refund his money by Wednesday - what planet is he on?

    In my opinion, with bad lodgers it's best not to dwell on how much rent you think they owe you based on some theoretical notice period. It's best to just forget that and move on.

    Just be glad you're rid of him. You should try to change the locks though, at least the barrel, soonest. You don't know if he had a spare cut.
  • I've just arrived home after a long drive through the snow from Bristol - was even brave enough to press the 4 wheel drive button on the car for the first time ... feeling very 'off road' now (even though I didn't actually venture off the road - except onto the drive at home! :D )

    It appears he has left me a set of his saucepans (not particularly nice ones!); about 8 air freshners in his room; a box of washing powder and a jar of olives! But in return I have a bedside table missing!

    The other lodger might have nabbed it for her room - I'll be able to find out tomorrow .. if not then he's not going to have much deposit left to collect!

    I am so relieved for you and the dog that this lodger has gone. (I have a dog, too, and I understand that in the dog world staring is a very hostile thing to do - I am sure that your lodger knew that.)
