If you have plenty of cash coming in then why not put together a big saving plan so in 3 years time you can get a bigger place when you will need it. You can manage where you are with 1 child as long as you're organised. if you also organise your finances now you can ensure you have the deposit for the next bigger place when you need it.
Waiting for your house price to rise isnt always the best option. sometimes you have to take a loss to improve your personal circumstance.
