FTB who's sick of solicitor!!!!

    The guy I recommend is very good. He and his father own and run a small family run practice who are on every major lender's conveyancing panel.

    I kinda have him over a barrel really as he knows that if he does a shoddy slow job for one of my clients the tap of business I give him will turn off.

    It therefore makes it in his interest to do a good swift job every time.

    If i were you i'd make an appointment to see the solicitor, this make get them into gear and get some work done, then ask to look at your file when you are there so you can see what has been done (usually they will have a checklist in the folder you don't have to be a rocket scientist to see whats been done when you look at it), then say that you want to know what they're waiting for an how long it will take to get these

    write down the timescales they say and then contact them on these dates to check that it has been done this way you won't be in the dark

    this is what i've started doing and it seems to of worked

    Well we finally did it got a house not on a main road, next a railway line or any other werid and wonderful things that get on my nerves!!!

    Solicitors are like everything else in life ! you get what you pay for.

    Keep chasing him incessantly and your file will then be more at the forefront of his mind...
  • Well we took a risk and went for a cheaper option for our house sale with http://www.conveyancing-warehouse.com/, but I'm please were extremely pleased with the service. The problems arose with our buyer's "local firm" solicitor who worked at snails pace and had an a rottweiller of a secretary who never let anyone speak to him, not even our buyer or our agents. Our buyers were very nice people, but don't think they were assertive enough with him - as other have said, you need to be the one shouting loudest otherwise your file stays at the bottom. In the end we had to threaten to pull out and only then did he get his finger out. We were so pleased with conveyancing-warehouse (actually a firm of solicitors called Roberts), we used them for our purchase a few months later and again, very pleased. We had our own solicitor dealing throughout and never had any trouble speaking to her or receiving e-mail messages. All in all they have a very efficient operation at a very good price.
  • I've got an excellent solicitor if you want any recommendations - she does the whole thing over the phone and by email and she's really on the ball.

    If you've not had any work done by your solicitor yet then you might want to consider sacking him and taking your custom somewhere else.

    The problem is that there are some solicitors who behave like they're the ones doing you a favour, and not the other way around.

    The clue is in what you said about the property not being registered. The solicitor is probably trying to resolve this before carrying out searches. Why not ASK the solicitor to explain the current situation?

    I'm using a coveyancer found on the Council of Licenced Conveyancers website.

    She was by far the cheapest. I can track progress on line, I get text messages when something has happened so I can log on and see what is happening.

    All in all, from instruction to exchange took just less than 4 weeks. (FTB though, and buying a new build, so no chains at all).
