    I am in a similar position mate.

    Im starting at 95k and not going above 100k. Im going on what people are saying and if thats correct then in a years time the house will be worth around 15% / 20% than it is now.

    20% of 120k is 24k hense the 95k starting offer. :D

    yes, i would imagine late 90s or 100k would be about right
