ah very useful indeed because if i calculate 88% of the lowest price they have this on the market for, which is 175, it works out at 154, near to my other calculation, therefore, i have concluded that this must be fairly accurate
But don't forget house prices are dropping ABOUT 2% a month.... thats 2000 quid on a 100k house so make sure you keep that in mind toIf you find yourself in a fair fight, then you have failed to plan properly

It's so easy to get caught up in the "how low will they go" way of thinking. If you are renting, you have to take in to account how much this is costing per month as it is dead money for the tenant. Also consider what it means to you to live in a specific area, how long do YOU think prices will continue to fall and also how do YOU feel about getting your own place? As I said, there is no exact science to this.
I've been involved in buying and selling property since the early 1980's. Luckily I haven't had any major mistakes but when it comes to where you live, follow head first but also listen to your heart. When it comes to buying property to rent or develop then head is the only thing to listen to.
Having found out today that Robbie Williams is a close neighbour, after giving you the benefit of my experience, I haven't a clue if this is good or bad for my own home value!!!0 -

Hello All,
We went to the marketing suite yesterday and they basically said that they wouldn't budge on the asking price. They said that they will only pay for about 5k of incentives. They said that they have 2 of the 5 properties already reserved. Could this be a marketing ploy and how much is the reserve nowadays?
Please bear in mind when responding to this post, that Ashford doesn't appear to be affected as much as other locations as the town has growth point status.

I am a FTB and thinking of buying with my girlfriend. We have in the region of £37,000 as a deposit. We have a potential house that we like in Ashford, Kent. The house we are interested in is a 3 bed semi called the Hazel. It is currently on the market for about £175,00. It is a new home being developed by Persimmon Homes Please see link below.

How low do you think that I could go in with an offer? I have seen that buyers are now only offering 80% of the asking price so this would be about £140,000. Is this too low? Also what is people's experiences of getting extras thrown in such as furnishings, carpets etc, would they still do this on an offer of ths amount?

Matt put the offer in that you are finantially happy with and sit on it. If you really want the house and don't mind falling into neg equity then offer something near the price. Work out what it was worth in mid 2007 and deduct about 18% from last year and 1 1/2% from last month and put an offer in around or under that which you are happy with. The agent will ring you back over the next few weeks to discuss your offer unless theres someone desperate for that house and offers what they want. Its your decission. All the best.0

Re: the old people.
If they haven't changed price in a year they may have no clue that house prices are falling or think it doesn't affect them. So they might well refuse. If time goes by and they continue to get no offers then they may reconsider so leave the offer on the table.
Also, those who are embarrassed to put in low offers - get your other half to put the bid in then.0 -

Who told you that? Ashford has lost its high speed link to London. Whats so special about Ashford? Seems like an ugly overpriced dump to me.

oh, do you mean me or the op? we have just offerd 148, so now we wait to see if they come back with acceptance of that. i asked the EA if he wanted me to email him with a description of how i had come to that price but he said no.0
