Second Viewings

Our house has been on the market since August. We have had alot of viewings, particularly since the new year. I had a viewing yesterday and they have requested a second viewing on Sunday. I hope that this is a good sign but what are your experiences with second viewings, do they generally lead to an offer?:confused:

I am cooking roast lamb on Sunday, do you think this will help (as long as they're not veggies of course)?

  • It depends on who came to the initial viewing.

    I know when we were looking, I would go first, and then if it was something we would both maybe like, we'd both go the second time. this happened 3 or 4 times, and the house on which we made an offer, I was the only one to go and see the second time! (though the first and second viewings were 6 months apart :D)

    Speaking from my experience, we have 2 or 3 second viewings, one of them turned into an offer, but the other times it was to get someone elses opinion on it.

    Not sure that helps much :)

    We only viewed one house twice - put an offer in but was not accepted. Are there many houses for sale in your area? There are not that many in where we are looking - so choice is limited. If a buyer is motivated, a second viewing is a good sign that they are interested in the house. Did you get to speak to them about their mortgage or if they're FTB's? If they got a house to sell, they might want to sell theirs before buying another one?

    Roast lamb sounds lovely to me! Good luck with the viewing.

    Do you have to cook lunch for people viewing your house now to get a sale, I think chicken is a safer bet maybe ring the EA and see what they want.

    I would not buy without looking twice, but you would not have to serve me lunch!
  • I'm going for a second viewing of a property on Saturday and am using the opportunity to bring a Chartered Building Surveyor friend who can give it a quick look over. If everything is okay in his opinion, I fully intend on putting an offer in if he doesn't spot anything wrong...

    P.S - You may want to throw some bread in the oven if you are cooking a roast. Its proven (dont ask me where!) that the smell of baking bread helps people feel more homely/comfortable when viewing a property - they can imagine themselves in it baking themselves!

    a second viewing is a good sign but don't get too excited, it maybe the buyer saw 15+ properties first time, it maybe to bring family or a even a builder for advice.

    I don't think what you are cooking should make a difference to the end result, personally I love lamb and would be a doing my bisto kid impression, but everyone is different so I wouldn't worry about it, it's still your home and if they are doing a 2nd viewing on a sunday then the smell of a roast shouldn't be a surprise.
  • If the leg of lamb isn't still in the oven when I return with the dog, I will hunt them down.
    I thought it would be a good idea to have the smell of something cooking as it is more inviting. I can't do bread as I would probably burn it. Anyway, we have two viewings on Sunday, one at 12pm and one at 2pm (second viewers). My flippin house has never been so clean, the dog has never had so many long walks and I have never been fitter. All of this because I want a house with an en suite.

    Can't you add an en-suite to your exisiting house?
    Personally, unless the viewers have requested to meet you/question you about things, I'd eat out. It would avoid not just the smell of cooking, but the inevitable mess it creates.

    We cannot add an en-suite, house too small and layout would not work i.e. water supply and waste.

    Eating out is too expensive at the moment and trust me, my lamb dinner is to die for and I also get to have the leftovers for lunch at work:D

    Me too, My hubby (or I) have on occasion taken the girls out for lunch on a sunday to avoid smells in the house, and to avoid the clean up operation afterwards. I make a mean roast, but I also make a mean mess!!!!!

    Seriously, though, I would not really like the smell of other peoples sunday lunch if I were going round, but then they have chosen to come at that time.

    BTW my hubby HATES (as in it makes him feel sick) the smell of lamb cooking. He likes eating it, but I'm not allowed to cook it at home. If we went to view a house that smelled like so lamb had been cooked there recently he'd be unable to view. (Nowt as strange as folk!)

    Just my thoughts though.

    I've had four second viewings on my house and in one case a third viewing ! But no offers ! It's annoying as you feel it must be desirable to have so many people want to come back but not one feels like making an offer.
