    just a word of warning. I have heard that if you dont go through with the application on some products, there may be a fee. Probably not but make sure you ask the question.

    I was looking at you're figures thinking 'that can't be right' but then I re-read and saw your term was 35 years!!! It's that interest rate combined with the term that's the real killer. I guess you never know with the rates. My balance is about the same as yours but on a low tracker & 13.5 years remaining. I'm hoping to clear it down in 3 years and that rates remain close to where they currently are :). Any sharp increases in the future will result in mega ££ in interest so I figure make hay while the sun shines....

    When we did ours last August we paid the £99 booking fee and £99 for a valuation.
