Feedback for estate agents

I have been to see countless houses over the past few days and whenever I call te agents to give them feedback, they seem completely uninterested unless I like the house. Saw one last night that was absolutely horrendous. When I called to give feedback they only wanted to know if I liked it. As soon as I said I didn't, they wanted feedback on the next house.
Surely if a house has been on the market forever and has had no offers, the agents would want to know what people thought about it and why they are not interested in it, so that they can advise the seller.
As a seller I would want to know what people thought was wrong with my house, so that I could improve things.

I think this might vary from agent to agent and yes, as a soon-to-be seller I would be really interested in constructive feedback that might help me present my property in a better light. One of the things that convinced us to go with our present agent is that they produce a detailed activity report for their clients where, aside from details of marketing activity and potential buyer status, they summarise any feedback received after a viewing so it's all there, in a nutshell, for you to analyse and if necessary, act upon.

i wish all our viewers would ring my agent. our agent rings them a few days later and very few reply. those who do give silly reasons like they dont like the position but they knew where the house was before they came and wasted my time!

Thats a polite excuse for not liking your house, I'd guess.

You cant exactly stand in someones livingroom and say "I hate your house and never want to live here"

I hate giving feedback to estate agents. Half of the ones that have been phoning me for feedback after we have viewed houses just don't understand that, even though there can sometimes be nothing wrong with a house (i.e. it fits all our criteria) we might still not want to buy it.
Or if i say no we don't like it because the kitchen/garden is too small they point out other good features that we don't care about.
Or the estate agents are so disorganised they'll get some useless receptionist to phone wanting feedback after i've just arranged a second viewing.

As a rule of thumb, its good practice to get feedback from viewers to give to the venders and for most EAs it proves to be a great aid in persuiding them to reduce the price (if necessary) or to accept an offer, or indeed if feedback is good, but just that the right person hasnt appeared, to give the vender hope.

A lot of the time the feedback is as the EA would expect, after all they have seen the property too and therefore can spot the properties weak spots and are used to the reasons that come back.

From the buyers point of view, always try to give feedback, mainly because its a good reason to be in touch with the local EAs where you are looking to purchase. If you keep a dialogue going with them, and give them a good idea of what you are looking for, then chances are you will be one of the first people that come into mind when a new property comes up for sale. And that is exactly what you want, to be the first around to see any new properties!
