Thats excellent plus you only have to do one mass clean up rather than 5!
People are definately buying now. At the sales office on the development Im buying from the sales lady has sold 7 houses in a week! She even had a couple in the office crying cos they had viewed the plot previous day and it was sold to another couple the day after so they missed out. I had a viewing booked on my house (px so on behalf of builders now) before te sign went up and the details went into the window of the EAs so people are out there who are interested arent they? Hope the viewings go well.

had the viewings and three of them did ask if it would be okay if they could come back and have another look.
No contact from the estate agent so no instant offers, i think maybe they will think about it over the rest of the weekend and we might have a offer possibly Monday if we are lucky.
The one viewer looked at our house aswell as one of the other neighbours, our house as got a internal garage, but they have converted theirs into a room and they also have a porch, but i really dont think it puts 30,000 pound on a house, which is the difference between ours and theirs.
All the people that did come asked if we had seen anything we liked and we told them we had not even looked yet, might this put them off???
Anyway it all went well today so hopefully fingers crossed we might have to start looking at houses.

Very well done for getting the viewings. I would suggest that you start gently looking around at other properties and tell the EA and the potential buyers. It makes buyers feel better that you are committed to moving.
I have to say that around here (South Bucks, bit expensive!) there were three people fighting over a property priced at £499k. The seller actually got the asking price but decided to take a cash buyer at £485k which was very sensible. Shows that houses are moving!0 -
They say theres one born every minute so you might get your 140k for it with all the interest in it, I mean you've done everything right so far in bringing it down with the fall which will interest buyers as alot of sellers are still deluded and are looking for 2007 prices still and not budging. I think property that has come down is still 30-40% to high. I mean terrace houses jumping from 20k to 120k in 9 years is ridiculous. You have put yourself in with a good chance of a sale by reducing. Everyone who hasn't will be waiting untill 2020.0

Had another viewing this morning, they seemed a nice couple and said they would i touch with the esate agent, a good sign was they was only looking at our house in the area as its the only 3 bed they could afford.
They have sold their house twice in 4 weeks, ive looked at their area and a lot of propertys have sold theyre in the last few weeks.
Infact it looks like since christmas 6 properties in the first time buyers bracket have sold, i know they are not sold until they exchange, but things are definately looking up.

You're in no rush which means that it could take ages for them to actually get in the house since you aren't planning on going into rented.It's not easy having a good time. Even smiling makes my face ache.0
