No Viewings Then 4 In A Week!!!!

Weve had 4 viewings booked for later in the week, we havent had any for a year, we have dropped the price, i just hope we havent dropped it too much, our house is a 3 bed semi, and we have got it on for 140,000, the nearest similar house to ours is on the market for 170,000.
Ive had a look at the house prices for 2004 and similar properties where going for 149,000 and in 2003 a couple of house went for 160,000.
We have it as offers i the region of, so we are hoping they will see what houses have gone for previously and make us a decent offer, ive just got a feeling with the way the house prices are we will only get another property similar to ours, with the extra money i wanted to borrow.which was about 45000 pound.
dont ask for a link because i wont stick one up.

What was it on for to start with?
As that Beany article jsut posted says don't chase a falling market when selling.0 -
it started at 169950, we have lowered it a fair bit but to be honest we have seen a couple of houses which we think will be a step up, but if we like them and they dont accept a lower offer we will have to stay put.
Im also thinking that if the viewers have looked around the area and seen what they can get they will see its a bargain and hopefully offer a bit more, but we will have to wait and see.
We told the estate agent we did not want any viewers who were not in a position to buy, she called me last week about a viewer and said they only had 130,000 pound i said theres no way we would accept that, and the estate agent said i didnt expect you would, they would be lucky to get a two bed roomed maisonate for that much.
I dont mind having a lower price for mine as long as the property im looking to buy drops the same percentage, but its not looking like it.

It sounds like it could be touchy - asking price versus offer price. There was a house in my region, asking price was £130K, but because everyone saw what a good catch it was, the house eventually went for £135K. So your low asking price could have that effect - generating enough interest to spark a bidding thing.
Do you want to move into another house immediately? My vendor is moving intor rented accom so the house (being no chain) was more attractive to us. And also, if you're one of the firm believers out there about how prices will FALLLL, then the property you like might be lower.

Keep us updated. 4 viewings is very promising, suggesting you have priced realistically. Fingers crossed that two viewers really want it and then compete.
If you do get an offer at asking price then you would be in a position to ask to pass the "loss" up the chain if all agree. Thats better then everyone sitting on their respective properties and not selling.

I would have liked to have rented for a bit, but my circumstances are that we have just had our third child who is 16 weeks old so we really dont want the hassle of renting.
Hopefully like someone said earlier i will be able to pass my reduction onto the next property and then everyone will be happy.
To be honest its the waiting, that has been the worse thing, but hopefully things will start to become clearer after the weekend.

Just a quick update got another viewer so 5 in total all coming saturday afternoon, we have gave them all 30 minute slots.
