boo - pesky planning dept don't like our house and we have to redesign
no ridge height in the outline but now they won't let us have 2 storeys
It only took them 7 months to look at our plans and tell us this!

We finished our new build 2 years ago and had an accountant do the Self-build VAT return. She was very reasonable and just recently did one for another friend of mine. PM me if you want details.
There were a lot of things we didn't even realise you could claim for, so it was worth getting it done as it saved us a few quid.
Would you have any idea how long you have to claim the VAT back on a new build?0 -
I think it has to be claimed back within 3 months of it being 'completed'. But from what I read there may be a little bit of wiggle room when it comes to determining your completed date.0

So if you haven't received a completion certificate from building control then you can claim the VAT back after you receive it, would that be right.
We built nearly 10 years ago but the house has never been signed off.0 -

Yes, it's 3 months from the date on the completion certificate. The completion certificate is issued after building control sign off the house which can be ages after you move in.0 -
What has the average price per sq ft for a self-build in Northern Ireland now (April 2012) fallen to? Is £50 per sq ft now possible for a good standard of house?0

Not really
You will get guys who will quote a fairly basic house for around that price, but I would worry about the quality you are going to get at that cost. We do work for a builder / developer, he can't build for himself for £50 per square foot. I would tend to budget in around 65 to 7O per sq. ft0 -

I have a site and planning permission for a new 2-storey house (3 beds) + garage. The walls will be plaster rendered with a slate roof, septic tank, no nooks and crannies or dormer windows - pretty standard stuff. I intend to employ a builder. I don't need a 5 star build but neither do I want a housing estate standard build, something in between by a trustworthy builder. What price can I expect to pay ? From I have read above £55/sq ft is likely to be dodgy but £75/sq ft seems over the top. Does £60 - £65/sq ft at current prices seem reasonable ?0
