    I would say it depends on what you're building, what bespoke features it has, etc. A basement suggests digging and an awful lot of supporting structure to support it (and the house above it), hence why hes suggesting more.

    Our architect was telling us £100 sq/ft, and we got everything done and in the door for about £77 sq/ft.

    That was some years ago mind you. There are less contractors about now to fight for the work, and they are less desperate for work.
  • Hi, I am new to this forum and also green behind the ears with a self build project. I am wanting a cost for to build a 1700 sq feet simple bungalow with a mid range spec. I want the cost to cover everything from planning fees, service fees to full turnkey finish with drive and gardens finished, completed by a project manager as i wouldn't have the time to take this on myself or confidence. I am currently looking at a site in Co Armagh, 0.4 acre with a slight slope which has full planning permission for a 2700 sq feet split level bungalow with all services near hand. Is it possible to have the plans reduced to suit my size required and at what cost per sq foot could I build this for. I would like as much information as possible before I put my own house on he market to help fund the majority of the build and land purchase. Any information would be of great help as I am so wanting to take this project on but afraid of the unknown costs that I could face. I am really cautious and maybe sometimes over cautious.
