    for goodness sakes socrates - stop demanding spoon feeding for newbie lazy landlords - they are all grown adults wanting to start a business - its called doing Research and forming a Business Plan - start a new thread, its not rocket science - if enough folks contribute sensible posts to it, then ask the mods if they wil make it sticky

    there is HUGE information on being a landlord in several well known websites - MARTINS website here is primarily about MONEYSAVING not about starting a business

    in any case, if newbie landlords did a bit of "searching" on here and on singingpig and on landlordzone and joined NLA they would find all the info they need

    i say it how i see it - and i get really irritated with folks who want spoon feeding all the time (unless they be toddler-type-folks) - if you want to start a thread, start a thread - dont ask others to do it for you

    you would, no doubt, be the first to complain when new lazy landlords screw up tenants lives -

    going into business is about self-reliance, responsibility for your own actions, accountability

    and if new landlords can't even be *rsed to do a bit of web research before starting a new property business (a business which affects folks lives in serious ways) - god help us all from their ineptitude - i dont include you in this btw

    For example - There are tens of thousands of "property investors" who now blame the likes of Inside Track and other property sourcing companies for them having lost thousands of pounds - when the blame has to be 50/50 - if newbies in ANY business did their research in advance, they would know if they were being taken for a ride.......

    having said all that, i am utterly delighted to read that the Fraud Squad are at long long long last investigating Jim Moore and Inside Track .....

    No don't, you have presented a good proposal for the board. Ignore the A-Holes who have nothing better to do (or contribute) than critisise others positive suggestions to guide newcomers to this board.

    the one thing that came out of this that interested me the most was MissMoneypenny thanking Clutton for his last remark.

    She goes on and on and on about Bad LL's.

    I make a suggestion to help people who want to become GOOD LL's.

    She thanks the person who is completely opposed to it.

    Also tbs264 thanking Clutton - who is always on a personal crusade against bad LL's

    What does that tell you?

    It tells you that we all believe that if someone is going to become a LL without bothering to do any research then they will be a bad LL. But as the others have said, feel free to spend your time collating posts and information if you think that it will be useful.

    if anyone is going to become a good LL they need to use websites which are set up by professionals who give accurate legal advice - this site is NOT one of these.

    On here, some of the same old, same old, rubbish legal chestnuts get repeated ad nauseum till newbies may well come to accept them as true - or alternatively they are offered so many different answers, by so m any different posters, to a simple question, that they are no wiser than before

    Joining NLA and using www.landlordzone.co.uk are 2 of the more profesional ways to find the truth about what is required of LLs -

    this site is PURELY individuals opinions.

    A new LL needs accurate info - this site is no guarantee of that - useful as it is on many many occasions and amusing as it is on occasion.
